Today, I am answering a simple question: if I am moving to Spring, Texas, and my budget is $450,000, where should I look at homes? (AKA, where is the best neighborhood if I have $450,000 to spend in Spring, Texas?)
So it is important to know how large Spring, Texas is…
If you have never been to Spring, let me break it down for you… Spring is a very large city, and I like to break it down into…
- Old Town Spring + 77373 (Spring ISD) | Old Town Spring is one of my favorite areas to explore, but that is the only spot it ranks for me personally. I guess one could really divide Spring up into areas by school districts, and Old Town Spring can be defined not just by its school district, which is Spring ISD, but also by its zip code, which is 77373. Spring ISD has recently (and historically) been ranked a D on the A-F rating scale established by the Texas Education Agency (TEA) to rate schools and districts.
- Klein, Texas (Klein ISD) | Now, stick around, and you will know I love Klein, Texas. I was actually born in the area, and it is where I currently call home. Klein, Texas, falls within more than one zip code, but the main zip code is 77379, and we can define Klein by its school district, Klein ISD. But Klein ISD can be found not just in Spring, but also in a large part of Tomball, and a bit in Houston. The portions of Klein ISD in Spring and Tomball are going to be the highest-ranking schools, and very nice areas with exceptional affordability.
- The Woodlands (a master-planned community and a Township) | If you have been doing your north Houston research, I am sure you have come across The Woodlands a time or two. It was a master-planned community founded by George Mitchell 50 years ago, and it is currently under development by the Howard Hughes Corporation. It is the blue ribbon of master-planned communities and one of the most desirable areas in all of Houston. If you are looking for amenities, walkability, the best schools in Spring, Texas, and always having something to do, The Woodlands might be the place for you to plant your roots. It's important to note that Conroe ISD mainly serves the Woodlands, but Tomball ISD and Magnolia ISD are on its borders.
- New Spring / Rayford Road + Conroe ISD | Lastly, there is an area that different people might call by other names. Rayford Road originally accessed it, but when Grand Parkway 99 divided it in half, it took on a whole new life. For the sake of simplicity, I am going to call this area New Spring. Here you will find the established neighborhood and area of Imperial Oaks north of Grand Parkway 99. On the south side, you see the established neighborhood of Spring Trails and Benders Landing (plus Benders Landing Estates), as well as the newer neighborhood (but fully built out), Harmony. The latest neighborhood in this stretch is Woodson's Reserve, which is still under construction in its latest section. Many of these neighborhoods have on-site schools, including the newest high school in Conroe ISD.
Now, if I have $450,000 to buy a home in Spring, these are the choices I would make…
If I wanted to be close to The Woodlands, but not in The Woodlands, and my budget was under $450k, I would consider Auburn Lakes, Augusta Pines, and Northampton...
In Northampton, you will find large lots, an established neighborhood, older homes, beautiful community, neighborhood amenities, golf, low tax rates, and walkability to the elementary schools and high school.

In Auburn Lakes, you will find newer homes, nice amenities, and highly rated schools.
In Augusta Pines, you will find excellent schools, a golf course, newer homes, great amenities, and a lovely community.
Deep Dive…
All three neighborhoods sit along the Woodlands–Spring border near Kuykendahl, Gosling, and FM 2920. They offer mature trees, golf-course living, excellent access to Grand Parkway 99, and quick drives into The Woodlands amenities — but each has a very different feel.
AUBURN LAKES | Homes for Sale in Auburn Lakes under $450k – Link
Located just south of Creekside, Auburn Lakes is one of the closest “non-Woodlands” neighborhoods with a very similar aesthetic.

- Peaceful, upscale, master-planned feel

Please keep in mind, in most of the neighborhoods on my list, you are buying the least expensive house in the nicest neighborhood.

At the heart of Spring Trails is a beautiful clubhouse with a pool, a splash area, a tennis/pickleball court, a playground, and covered picnic seating.
