Today I will be sharing with you our perspective on the local real estate market here in Spring, Texas, specifically a market update for the neighborhood of Spring Creek Oaks. Whether you are looking to buy, sell, or just keep an eye on the market, we look forward to being your resource.
What is happening in the real estate market in Spring Creek Oaks?
We currently have 7 homes pending, with 2 homes sold in the last two weeks, averaging a sale price of $127 a square foot. Two homes sold over the asking price.
Compared to the two weeks prior: Homes sold are up from 0 home sold to 2 homes sold with the average sales price of $658,500. If we look at how fast the move-in ready homes are going, the demand in this area has not surpassed the supply, making it still a great time to sell. Buyer agents around Houston are seeing a slow in the real estate market, but it isn’t affecting every neighborhood. I know the interest rates rising has been one deterrent from some buyers purchasing right now, but that isn’t your ideal buyer anyways!
The most desirable homes in the area are still selling the first weekend or first week they hit the market (a really good coming soon campaign, like we do at Jo & Co. allows you to sell faster, for more money).

My two cents as we step into 2026
The start of a new year always brings clarity, and that is exactly what this market is offering right now. We are no longer operating in chaos or urgency. Instead, we are in a market that rewards intention, preparation, and thoughtful decision making.
The buyers who are finding success are not rushing. They are clear on their goals, realistic about their budgets, and ready to move when the right opportunity presents itself. The sellers who are winning are the ones who understand today’s expectations and focus on pricing, presentation, and timing from the very beginning.
2026 is shaping up to be a year of smart moves, not fast ones. This market is not about chasing or waiting for a perfect moment. It is about alignment. When the plan is right, the timing tends to follow.
If buying is part of your vision this year, this is a season to move forward with confidence and guidance instead of fear.
If selling is on your horizon, this is still a market where strong results are possible with the right strategy in place.
This year is about steady progress, informed choices, and working with someone who understands both the numbers and the lifestyle behind the move.

Market Recap
- The weekly ADP nonfarm employment change decreased by 17,500, a drop from the previous week’s increase of 6,000.
- The GDP estimate for Q3 increased by 4.3%.
- Mortgage application submissions decreased by 5% during the week ending 12/19. The Refinance Index decreased 6% from the previous week and was 110% higher than the same week one year ago. The seasonally adjusted Purchase Index decreased 4% from one week earlier.
- Continuing jobless claims were at a level of 1,923,000 during the week ending 12/13, which was an increase of 38,000 from the week before. Initial jobless claims were at a level of 214,000 during the week ending 12/20, which was a decrease of 10,000 from the week before.
