Exciting news for homebuyers! Signorelli Co. has kicked off home sales in its latest development, the 256-acre Cielo community, nestled in Montgomery County. This promising community began construction in April last year and recently completed the first phase, handing over the final lots to builders.
Situated conveniently at Airport Road and FM 1484, near the Conroe-North Houston Regional Airport, Cielo plans to feature around 840 single-family homes over the next four to five years.
Leading homebuilders, including Houston's CastleRock Communities, Arkansas's Rausch Coleman Homes, and Addison's Brightland Homes, are shaping this new community. Castlerock and Rausch Coleman have already showcased their model homes, and Brightland Homes are set to unveil its own this coming summer.
Homebuyers can choose from various floor plans offered by these builders on 40-foot, 45-foot, and 50-foot lots. CastleRock's homes, spanning from 1,362 to 2,817 square feet, feature two to four bedrooms, 9-foot ceilings, island kitchens, luxury master bathrooms, covered patios, and game rooms, with prices ranging from approximately $232,000 to $328,000. Rausch Coleman presents three to four-bedroom homes, varying from 1,248 to 2,344 square feet, and includes expansive family rooms, covered patios, spacious pantries, and loft areas, with homes priced between about $219,000 to $269,000. Details on Brightland's three to five-bedroom homes, which will range from 1,550 to 2,740 square feet, will be announced later.
Jeff Dewese, senior vice president of Signorelli’s Land Division, expressed enthusiasm about Montgomery County's rapid growth and the diverse housing options Cielo offers, emphasizing the community's commitment to enhancing residents' health, well-being, and quality of life.
Over 45 acres of Cielo are dedicated to green spaces, lakes, and recreational amenities, such as an activity lawn, a playground, a dog park, pickleball courts, and a covered pavilion. The community’s name, Cielo—Spanish for “sky,” reflects its vision of ample outdoor spaces open to the skies.
Looking ahead, landscaping and the community entry monument are set to be completed by the third quarter of this year, with the central park expected by late summer 2025. Additionally, starting next school year, Cielo will welcome Bartlett Elementary School, enhancing educational facilities for about 950 students within the Conroe Independent School District.
Conroe, known for its substantial growth, has recently featured in several prominent rankings, highlighting its booming housing market and increasing population.
Located approximately 40 miles north of Houston, Conroe has emerged as a thriving city in Montgomery County. The city's strategic location, affordable cost of living, and strong job market have contributed to its rapid expansion.
According to recent data, Conroe's population has surged by more than 39% between 2010 and 2020, making it one of the fastest-growing cities in the United States. This growth has been fueled by factors, including the city's proximity to major employment centers, excellent schools, and a wide range of recreational activities.
The housing market in Conroe has also experienced significant growth, with a high demand for both new construction and existing homes. The city offers a diverse range of housing options, from single-family homes to apartments and townhouses, catering to various lifestyles and budgets. The increasing population and expanding job market have contributed to the stability and growth of the real estate market in Conroe.
Conroe's economy has been bolstered by several major employers, including the Conroe Independent School District, Montgomery County, and various healthcare providers. The city's business-friendly environment has also attracted numerous companies across different sectors, leading to the creation of new jobs and opportunities for residents.
In addition to its strong economy and housing market, Conroe offers a high quality of life. It has abundant outdoor recreation options, such as Lake Conroe and the W.G. Jones State Forest. The city also boasts a vibrant arts and culture scene, with venues like the Crighton Theatre and the Owen Theatre showcasing local talent and hosting various events throughout the year.
Adjacent to Cielo, D.R. Horton Inc. is developing Silverthorne, another significant residential project, while Signorelli continues to expand with five additional communities in Montgomery County, promising a bright future for this area. 🙂
