Big news for anyone looking to settle in Conroe—D.R. Horton, a leading name in home construction, is launching one of its most significant projects in Houston. They're gearing up to start model homes next month for Silverthorne, their new 1,341-acre development located at FM 1484 and Wally Wilkerson Parkway. Sales are expected to kick off this summer.
Silverthorne is designed to be a sprawling community with approximately 3,500 single-family homes once fully developed. The initial phase will feature 271 homes on varied lot sizes, including 50-foot, 60-foot, and 70-foot options.
The first phase is set to wrap up later this year, and move-ins are anticipated by early 2025. Homes will range from 1,500 to 3,500 square feet and are priced from the low $300,000s to the $600,000s. Soni Graves, the Northeast Houston city manager for D.R. Horton, expressed excitement about this flagship project, highlighting the community’s prime location and its planned back-to-nature ambiance.
Residents can look forward to a host of recreational facilities, including a resort-style pool with cabanas, pickleball courts, a playground, a fire pit, a walking bridge, and multiple ponds and trails that weave through the area's natural forest setting. These amenities are expected to be ready early next year.
Graves describes the community with the fitting tagline “Nestled In Nature,” underscoring Silverthorne's beautiful, tranquil environment. D.R. Horton's strategic move to acquire this land, located just 3 miles from Interstate 45, was made without the involvement of a lender, and the financial details remain undisclosed. Local companies, such as LJA Engineering of Houston and Arlington’s DHI Engineering, have taken on the role of land engineers for this impressive project.
The timing seems perfect as Conroe has been on a rapid growth trajectory, evidenced by its ranking as No. 6 in the Top Boomtowns in America list by SmartAsset in 2022, showcasing significant growth in housing and population over five years. Additionally, this year, Conroe secured the 16th spot on U-Haul’s list of top U.S. growth cities, reflecting its ongoing expansion and attractiveness.
D.R. Horton's impact on the Houston area is unmistakable. They topped the Houston Business Journal’s 2023 list of Largest Houston-Area Homebuilders, with nearly 4,870 new homes sold recently. Notably, three of their communities are among the nation’s top 50 for sales volume, highlighting their significant market presence.
While the real estate landscape currently faces high interest rates and inflation, the overall sentiment among Texas builders remains positive. Many expect an uptick in activity and home prices in the coming year.
