How to get a low-interest rate when buying a home right now.

There are only two ways to get a low interest rate right now. There are temporary buydowns and permanent buydowns. But there are a lot of ways to get creative on how this happens. My favorite way is through new construction. New construction in terms of inventory homes is the best “deal” you are going to find right now in this current real estate market and climate. Below you are going to find a treasure map, or maybe one would call it a gift. But if you wanted the black and white version, below you are going to find the most recent interest rates of the builders in the Greater Houston Area that I have personally received in marketing directly from them. How to get a low-interest rate when buying a home right now in the Houston Suburbs.

Below are all of the top builders building in and around Houston, along with their most recent incentives, and links to all of the neighborhoods they are building in. Keep in mind the incentives are good for the new construction by that particular builder. Please reach out to me and we can navigate this together. Tricoast Homes – FHA/VA rates as low as 3.75% on select Tricoast Homes. This rate is based on a 2-1 buydown. For FHA, the downpayment would be a minimum of 3.5%, and the buyer needs a minimum credit score of 680. In year one the buyer the buyer would have a monthly payment based on an interest rate of 3.75%, the second-year interest rate would be 4.75%, and the final rate (3-30 years) would be 5.75%. Keep in mind, that you can always refinance when the market dictates more favorable interest rates.

Centex Homes is currently offering a 30-year fixed rate opportunity interest rate of 4.75%. You will also receive a closing cost credit of up to $10,000!

Pulte Homes is currently offering a 30-year fixed rate opportunity interest rate of 4.75%. You will also receive a closing cost credit of up to $10,000! (Total savings are up to $50,000)

CastleRock Communities – At CastleRock they are offered a couple of different options when it comes to low interest rates. On select homes, they are offering a fixed interest rate of 5.99% or they are offering a 2-1 buydown (3.99% first year, 4.99% second year, and 5.99% as the final rate).

Empire Homes – I am working on getting the exact percentage Empire Homes is offering right now. They are offered a rate buy down, and I will update this paragraph as soon as I have it.

Shea Homes – Shea Homes is currently offering up to $20,000 towards closing costs. This can be used to pick what type of buy-down you would like to move forward with.

Long Lake LTD – Long Lake LTD is currently offering a financing opportunity of a permenant buy down at 5.75% on select homes. Their incentives go up to $20,000 total.

Toll Brothers Homes – Toll Brothers is offering rates as low as 5.49%. I have also seen them advertise a 5.99%. They aren't advertising it, but I am pretty sure we can also get you some closing cost assistance.

Legend Homes – Legend Homes is offering interest rates as low as 4.25% (first year), 5.25% (second year), and 6.25% fixed rate years three and after. Plus you will also receive up to $7,500 toward closing costs.

Century Homes – Century Homes is currently offering $10,000 towards your closing costs when you use their lender. They are also offering a move-in package which includes a washer, dryer, and refrigerator. I also viewed another notice saying they are offering interest rates as low as 3.5% for the first year on select homes. I assume it is one or the other. They are also offering a 30-year fixed-rate option of 5.5% for FHA and VA or 5.875% for conventional.

Drees Custom Homes – Take advantage of a 6.50% fixed interest rate on select homes ready now between October 1 – November 12, 2023, when you finance with their preferred lender. I also see a notice of “up to $25,000 in flex cash”, so that most likely is a better offer.

Taylor Morrison Homes – Save from $20,000 up to $50,000 on the price of select to-be-built homes. Available to all, regardless of who you choose to finance with or if you pay cash.

D.R. Horton – D.R. Horton has some of the best interest rate opportunities right now. The problem is when they advertise them, they are typically only good for 3-4 days. The last one I received was 3.99% in a 2-1 buy down. You will receive a 3.99% interest rate the first year, a 4.99% the second year of your loan, and 5.99% until you sell or refinance. They are also offering a total incentive valued up to $50,000 that can be used towards options, upgrades, the buydown program, and/or closing costs.

D.R. Horton builds in some amazing neighborhoods. You can find them below.

KHovnanian Homes – KHovnanian Homes' current incentive is a 5.99% fixed rate and up to $30k in savings on select homes. In another neighborhood, they are offering a buy-down starting at 3.99% for the first year. With how fast incentives are changing, it is best I reach out to the neighborhood of your choice to confirm.

Highland Homes – Now through October 31st contract an inventory home and receive $20k to buy down your interest rate, buy out your mortgage insurance, or eliminate or reduce closing costs OR receive $10k toward a new build home in Houston contracted Oct 1, 2023 – Oct 31, 2023 when you finance with Highland HomeLoans.

Beazer Homes – Beazer Homes has a couple of different opportunities right now, and the best one is a temporary buy-down starting at 4.25% on select homes.

Meritage Homes – With Meritage Homes you can save up to $45,000 & 5.875% interest rate. Or they are offering up to $25,000 to use any way you would like (buy down, lower purchase price, closing costs, or down payment).

Del Webb – Del Webb is a 55+ community builder. They have some of the most amazing opportunities right now. They are offering rates as low as 4.75% with savings up to $40,000.

Brightland Homes – Brightland Homes is offering a “move in quickly” incentive with a pick your low rate opportunity that comes with a free refinance + pick 2 move-in packages! Or you can build new with up to $40,000 toward design and structural options + up to $15,000 in finance options.
