While Memorial Northwest is one of the most popular established neighborhoods in the Klein Area of Spring, there hasn't been a lot of real estate activity due to the simple fact that people are happy in Memorial Northwest. So, this week only 1 home sold in MNW, but with only 4 active homes in the neighborhood we can’t expect much.
We have had 3 homes go pending this week, up from 1 the week before.
While that isn’t much of an update, let's take a look at some historical data to illustrate the direction we are trending. This time last year we had 6 homes sold in the first 3 weeks of March, at an average price of 82.81 per sqft and an average DOM of 28. In comparison, the first three weeks of March this year yielded 5 homes sold, not much different. BUT, the average sales price per sqft was 105.10, that’s almost 27% higher than last year! The DOM averaged 17, which is a reduction in almost 40%.
What does that mean to you as a seller? Well in short, you can still expect to sell your home for almost 27% more than last year with a much shorter time on market. You can take advantage of the steadily low inventory in our neighborhood to get the most for your home.
What does it mean for a buyer? If you want to buy here, buy now. Based on the numbers you’ll pay about 100K more for the same house next year. This neighborhood is starting to get the notoriety it deserves. Come summer time you will have a very hard time trying to get into this neighborhood at a fair price.
