Good day friend! This weekend I had the pleasure of taking a family of first time home buyers out on the town… Lol. I even vlogged it (it will go live tomorrow), so feel free to check that out and ride shotgun with me, as one client put it once. But this sparked the idea (my eyes were really reopened to how hard it is to be a first time home buyer right now). Most of my clients (May 2022), have taken a break from house hunting due to the increased interest rates, so I havent been in the under 400k market for a month. And I am not lying when the real estate market can change in a blink of an eye. The under 400k market is so different in comparison to weeks, months, and years ago.
Anywho, what we are diving into today (sorry for the tangent), is a new series, and today I am featuring Conroe Texas. So I am answering the question, What are the best first time home buyer neighborhoods or communities in Conroe Texas?
The best first time home buyer neighborhoods in Conroe Texas…
(For this list, I am going to avoid neighborhoods with tax rates above 3%, and keep in mind that Katy is considered an area with high tax rates, so this fact will be limiting my list. And there are two constants I considered when making this list: there had to be a community pool and the schools had to be A/B rated.)
Harpers Preserve Tax rate: 2.76%
- The amenities include a community pool & pool barn with an outdoor kitchen, multiple playgrounds, walking trails, bowling, bocce ball greens and horseshoe pits, boulders for children to climb on, lake with fly fishing opportunities at the zero entry pebble beach, wildlife garden, picnic areas, a community trail system, natural play areas, and more!

Hills of Westlake Tax rate: 2.86% – 2.98%
- The amenities include a recreation center which has a pool, tennis courts, basketball courts, and other facilities for physical fitness.

Madison Bend Tax rate: 2.88%
- The amenities include a a community clubhouse, swimming pool, tennis courts, play grounds and more.

Meadow Glen Tax rate: 1.84% – 1.91%
- Meadow Glen does not have amenities of its own, residents enjoy nearby parks and amenities. Residents can explore places like McDade Park that offers walking trails, disc golf and a playground. Trillium Park is also popular and offers walking trails, a dog park and playground structure. Lake Conroe is only 30 minutes from the neighborhood and offers fun restaurants and fishing spots.

Montgomery Creek Ranch Tax rate: 2.61%
- The amenities include a community swimming pool, a splash pad, open green spaces for running around, and a large shaded playground for children.

Oak Ridge North Tax rate: 2.50%
- The amenities include a community clubhouse, pavilion park and pool, tot-lot playgrounds, tennis courts, walking and biking, and lots more!

River Plantation Tax rate: 2.23 – 2.45% (keep in mind some homes flooded in this neighborhood)
- The amenities include a lush landscape, ponds & water features, a community sports park, a large pool, basketball & tennis courts and a 12 acre nature park.
