Hi friend! I hope you are having a great week. It sure has been some lovely weather lately, but today, hello rain. But I am actually excited about the forecast. I feel like our spring has been drier than normal, so we sure did need it. Any who, today I wanted to focus on two builders who are really helping the industry by catering to buyers with some amazing incentives and closing cost assistance, because who doesn't like to save a little money?
The two builders I want to highlight are D.R. Horton and Long Lake LTD. I even have two favorite neighborhoods they construct in that I wanted to share with you. In the lovely new neighborhood of Fairwater, you will find D.R. Horton (and Castle Rock), and in the fantastic neighborhood of Barton Creek Ranch you will find Long Lake LTD.
Each neighborhood has a exciting list of amenities. Fairwater is a located on FM 2854 near FM 105 in the Conroe and Montgomery Area. The local school district, Montgomery ISD, boast an A rating, and the community is just minutes from Lake Conroe! The amenities include a recreation center, pickle ball court, multiple gathering areas, a pavilion with restrooms, a splash pad, a playground, and an outdoor fire pit (all coming soon).
Lake Conroe has an impressive 22,000-acre surface and offers marinas and resorts that cater to boating and fishing adventures. The city of Montgomery, one of the oldest towns in Texas, is also close by and offers lots of family-friendly events such as an Antique Festival, Freedom Fest, and Christmas Parade. Want to go for a hike in the woods? 50,000 acre Sam Houston State Forest is a short drive from Fairwater.

Barton Creek Ranch's community is just as exciting. Boasting a convenient location, just minutes from I-45 on Loop 336, Barton Creek Ranch will have a 7-acre Texas shaped catch and release lake at its center. Amenities will include: playground, splash pad, club house, and so much more.
So what are these communities offering as incentives?
D.R. Horton is including a Move-In Package (refrigerator, washer, dryer, blinds, and garage door opener) at no cost to the buyer. They are also covering up to $6,000 towards closing costs when you use in house lender and title company! They have 20 communities through out Houston, where they are offering this incentives throughout the month. They have been known to extend sales, so fingers crossed! 🙂
Long Lake LTD. is offering one free year of home owners insurance, $4000 towards closing costs, $4000 towards upgrades, and they cover the owners title policy. And if you are a Veteran, they cover ALL of your closing costs.
There are even some government grant programs that can help you with downpayment. I still believe, right now is a perfect time to buy and build. 🙂
