Hi friend. In this video I am sharing my perspective on what is happening right now in the real estate market here in the Houston suburbs. Today I recorded 9 videos in between house showings. I hope you don't mind, but I recorded them in my car. I hope you enjoy.
Houston Suburb’s Real Estate Market Right Now – Spring 2021
1. Good homes are going in 3-4 days.
2. Great homes are going even quicker in 1-3 days.
3. Homes under $200k go in a few days, mostly to cash buyers. Even homes under $300k are sometimes going in a few days.
$200k homes are getting $10k – $20k over asking price
$300k homes are getting $15k – $30k over asking price
$400s to $500s are getting anywhere between $20k – $35k over asking price
4. Homes are getting 10-35 different offers, depending on price point.
5. Buyers can be expected to pay for the title policy, a higher than normal option period for less days, and their home warranty.
6. Buyers are expected to offer over asking price and waive the right to terminate if the home does not appraise.
7. VA & FHA are having difficulty getting their offers accpeted.
8. New construction prices are up $20k – $60k.
9. Inventory homes are sold out, even inventory that is supposed to be coming soon is being sold out. There are no real wiggle room in prices.
10. Sales are up from the last few years.
11. March was record breaking.
12. Homes with pools come with a higher than average premium. They are going a lot faster.
13. You must worrk with an experienced realtor and local lender to stand a chance.
