The Oxland Group has recently announced their ambitious project, the Two Step Farm, a comprehensive 1,800-acre development, as per their latest news release on August 23. This extensive plan will incorporate a mix of residential units, a dedicated goat farm, and music venues, along with other notable features.
The Oxland Group acquired this vast land area in July, situated to the north of FM 1488 and west of Fish Creek Thoroughfare in Montgomery County, as previously covered by Community Impact.
The project, named Two Step Farm, revolves around key themes of music, agriculture, and the appreciation of nature. The announcement highlighted the developer's commitment to environmental preservation and agricultural promotion. This includes efforts like tree conservation, employing goats for vegetation management, and reintroducing native plant species.
Detailed Plans
The first phase of this development will see the creation of ‘The Homestead'. This area is designed to mirror the essence of a traditional rural town, complete with music venues, a functioning goat farm, and natural preserves. Key components of The Homestead will include:
- The General Store for food, drinks, and visitor information
- The Goat Farm, a practical farm for goat rearing
- The Dance Hall, designed for community gatherings
- The Model Home Village showcases various residential designs
- Two Step Greenbelt, a trail dedicated to outdoor activities
- A communal pool house Additionally, this phase will introduce 1,100 residential units, offering a variety of eight lot sizes, ranging from 35 to 80 feet in width, and including single-family homes for rent.
Future expansions will consider adding townhouses and a community specifically for active adults, as mentioned in the release.
Additional Amenities
The Two Step Farm development also plans to offer:
- The Great Hall, an event space
- An outdoor amphitheater
- A children's splash pad
- Retail spaces with mixed-use applications
- Conversion of an existing golf course on the property

Tom Woliver, co-president of Oxland Group, stated in the release, “We have a history of developing communities nationwide, and we've observed music’s unique ability to unite people. This, coupled with the site's inherent natural charm, has fueled our aspiration to encapsulate the authentic essence of Texas at Two Step.”
Project Timeline
As per the release, the Oxland Group concluded the land acquisition from Regent Properties in July 2023. The groundbreaking for the first phase is scheduled for 2024, coinciding with the start of construction on Two Step Boulevard, a 1.5-mile road linking the community to Fish Creek Thoroughfare. The unveiling of model homes is anticipated in early 2025, followed by the grand opening of the community towards the end of 2025.
