Oxland Group, a McKinney, Texas enterprise, recently shed light on its ambitious 1,860-acre project set in Montgomery County. The community, christened “Two Step Farm,” will nestle between Interstate 45 and Texas Highway 249, just north of FM 1488. The keynotes for this expansive space? Music, agriculture, and the embrace of nature.
Tom Woliver, Oxland Group's Co-President, remarked, “With Two Step Farm, music remains at the forefront. We've witnessed music's unparalleled ability to foster community in our other projects nationwide. That, paired with the landscape's inherent beauty, has inspired us to craft something that truly echoes the essence of Texas.”
The vision for Two Step Farm is clear: maintain the lush greenery by conserving existing trees and rejuvenating forests. An eco-friendly approach includes ‘goatscaping' – where goats are employed to consume invasive plants.
The development's inaugural segment, labeled “The Homestead,” is set to kick off construction soon, with a target to introduce the first model homes by early 2025. This phase encompasses 1,100 plots with widths varying from 35 to 80 feet. Besides standalone houses for leasing, upcoming additions involve townhouses and an exclusive section for the active elderly.
The design aesthetics? Think a blend of Texana farmhouse, European contemporary, Acadian, Craftsman, and Texas Modern styles. The Homestead is slated to be the community's pulse, a modern twist on a pastoral town, replete with music spots, a goat ranch, and abundant natural spaces. Additional features include a dance hub, a visitor-cum-general store offering refreshments, and acting as a recreational focal point.
Adjacent to the visitor's center is the model home village. Phase one will also introduce the Two Step Greenbelt, a pedestrian and cycling pathway, and the Pool House at The Homestead swimming facility.
Looking ahead, one will find prospects of The Great Hall for grand events, an amphitheater, a splash area at the town green, and retail spaces. The community will also embrace the existing Grand Lake Estates Golf Course situated at the property's northeastern end. Oxland's next big move? The commencement of Two Step Boulevard, linking Fish Creek Thoroughfare with Superior Road, next year.
When fully realized, Two Step Farm will be home to approximately 4,000 residences.
The project witnesses collaboration with TBG Partners from Austin for land planning, Memphis's LRK as the architectural firm, and Quiddity from Bellaire and Halff from Richardson for engineering expertise.
Backing Oxland financially is the New York private equity entity, Jen Partners LLC. The property, Oxland's maiden venture in the Houston vicinity, was acquired from Regent Properties, with bases in Los Angeles and Dallas, on July 19.
Regent, during its 15-year tenure with the property, amalgamated various sections and secured vital permits, all aiming to eventually hand it over to a housing developer. As Hannah Soroudi of Regent Properties expressed to the Houston Business Journal, their vision was always to collaborate with a residential developer. Remaining engaged, Regent will serve in both fiscal and managerial capacities as the venture progresses.
