If you know me well, you know how much I love data. Well, today I want to share with you the data I shared in one of my latest videos, Who ranked first? Cypress, Katy, Spring or Conroe? I wanted to know the year to date data of where is everyone buying houses outside of Houston right now, and below is what I gathered…
The 10 Most Popular Suburbs of Houston in 2022
- Katy, 6213 single-family MLS record sales
- Spring, 4862 single-family MLS record sales
- Klein, 4862 single-family MLS record sales
- Conroe, 3813 single-family MLS record sales
- Cypress, 3045 single-family MLS record sales
- Richmond, 2876 single-family MLS record sales
- Tomball, 1928 single-family MLS record sales
- Montgomery, 1705 single-family MLS record sales
- Sugar Land, 1590 single-family MLS record sales
- Fulshear, 941 single-family MLS record sales
One piece of data I wanted to add, that didn't make it to the video was what has happened in our local real estate markets in the last 90 days in comparison to this time last year. In all areas but one, we saw a decrease in sales from August 2022 through the end of November 2022.
This time last year vs. This year (90 days of data comparison 2021 vs 2022)
- In Katy, there has been a 28% decrease in sales.
- In Spring, there has been a 35% decrease in sales.
- In Klein, there has been a 38% decrease in sales.
- In Conroe, there has been a 6% decrease in sales.
- In Cypress, there has been a 23% decrease in sales.
- In Richmond, there has been a 30% decrease in sales.
- In Tomball, there has been a 29% decrease in sales.
- In Sugar Land, there has been a 38% decrease in sales.
- In Fulshear, there has been an 18% decrease in sales.
- In The Woodlands, there has been a 40% decrease in sales.
- In Montgomery, there has been an 8% increase in sales.
So from this data, we can make the conclusion that Montgomery county has been the least affected by the increase in interest rates which has triggered a slowdown in the current real estate market. The two cities from the list above that are within Montgomery County are Conroe (only a 6% decrease), and Montgomery, the city, with an 8% increase. So interesting, and one can conclude that the smartest real estate investments can be made in Montgomery county, outside of The Woodlands. Ironically, The Woodlands saw the largest decrease in activity.
New Construction Activity: Fort Bend County (Katy, Richmond, etc.) vs. Montgomery County (The Woodlands, Conroe, etc.)
I also looked at new construction data, comparing two of the most popular counties in the suburbs: Fort Bend County and Montgomery County. Year to date 3098 new construction homes have sold in Fort Bend county (11,880 resale and new construction), and 4465 new construction homes have sold in Montgomery county year to date (13,009 resale and new construction). So this data also confirms that more folks are purchasing in Montgomery county in comparison to Fort Bend county.
Top 4 School Districts Everyone is Moving to Right Now
Now the last thing I wanted to share with you was an analysis of the top 4 school districts everyone is moving to right now. Which are, Katy ISD, Cypress-Fairbanks (Cy-Fair) ISD, Conroe ISD, and Klein ISD. Montgomery and Tomball are also really popular, but very small districts, so they didn't make it to the list.
