So let's go ahead and jump right in to talk about property tax rates in Fulshear Texas…
Fulshear TX has been named by Niche.com as one of the best places to raise a family in Texas, and personally I don't find any surprise in that fact. Fulshear is a city, just on the outskirts of Katy TX, and just 35 minutes from Downtown Houston. Fulshear houses some award winning schools and one-of-a-kind master planned communities. So what does this mean for property tax rates?
The Property Tax Rates in Fulshear TX
The property tax rates in Fulshear range from 1.79% to 3.62%. The math to find out how much you will pay each year in property taxes is computed on the tax assessed value that is given by the corresponding county. Property values in relation to tax assessed values can increase once a year, and during this time, the county mails you your new value. Property values, if the home has a homestead exemption upon it, can only raise up to 10% in one year. This type of increase is not common, and it is encouraged that one fights your property tax appraised value. Tax assessed values do not have any bearing on how much you can sell your home for.
It is pretty common that the highest tax rates will be found in new construction neighborhoods, but what might not be common, is the knowledge behind what causes this. The number one factor behind the property tax rate of a given area or property is the type of water provided in that area. The the culprit of the highest tax rate are the newly established water districts, also know as MUDs (municipal utility districts). And the reason for this, is that a billion (give or take) dollar bond must be taken out to establish this new entity to build the water and sewer system for this new construction neighborhood.
Next I am going to break down the tax rates in some of the most popular neighborhoods, as well as new construction neighborhoods. Then I will share with you the neighborhoods with the lowest tax rates. Please keep in mind that tax rates can differ from street to street, and I recommend confirming the tax rate of any home, prior to purchase. Please use this blog post as a reference, but please confirm any data from the seller/listing agent prior to making a purchase. Also to note, this blog post was written in 2022, and every few years we see the property tax rate slight drop. (It is possible that the homes with the lowest property tax rates are on personal septic systems.)
