Katy has been one of the most popular Houston suburbs for as long as I have been in real estate, but what I find interesting right now is where the activity is happening.
As we head into the fall of 2026, the neighborhoods seeing the most activity aren't all the same type of community. In fact, the top five tell a pretty good story about how much Katy has changed.

You have Elyson and Sunterra, two huge newer master-planned communities that have become destinations of their own. You have Cinco Ranch, arguably the community that helped define the Katy lifestyle buyers have been moving here for decades to find. And then you have Anniston and Grange, two much newer communities representing another wave of growth in the Katy area.
So rather than just giving you a list of neighborhoods, I want to compare those five.
Because if you are moving to Katy, knowing which neighborhood is the most active isn't nearly as useful as understanding why someone would choose one over another.
#1 Elyson
At the top of my list going into fall is Elyson.
Elyson has reached an interesting point in its development. It still offers plenty of new construction, but it doesn't feel like a brand-new community waiting for everything to arrive someday.

Elyson has multiple community centers, pools, fitness facilities, tennis and pickleball courts, parks and miles of trails. Elyson Commons at Bear Creek is a huge outdoor space with a great lawn, playground, soccer field, basketball court, dog park, trails and outdoor fitness areas.
There is also Lakeside Landing, built along a large lake, with additional swimming, fitness, splash pad, gathering and event spaces.
That matters to me when helping buyers compare newer communities.
There is a big difference between looking at a rendering of what a developer says is coming and physically driving through a community where you can already see people using the parks, pools and trails.
Elyson gives you a little of both.
It is established enough to have a real identity, but there is still growth happening around it.
And if you are comparing Elyson to the next community on this list, that distinction becomes important.
#2 Sunterra
If Elyson's identity is centered around parks, trails and an established master-planned lifestyle, Sunterra has leaned hard into resort-style living.
And I mean really leaned into it.
Sunterra has become known for its Crystal Lagoon with white-sand beaches and water activities, along with The Retreat and its resort-style pool and lazy river.
There are also playgrounds, sports fields, pickleball, tennis, fitness facilities, event spaces and other recreation throughout the community.

So if you put Elyson and Sunterra side by side, I think the question becomes:
What kind of lifestyle do you actually want your neighborhood to provide?
If I had buyers who told me, “We want trails, parks, sports, outdoor space and a community that already feels pretty established,” I would make sure they saw Elyson.
If they said, “Our kids are going to lose their minds over a lagoon and lazy river,” we're going to Sunterra.
There isn't a universal winner between the two.
And that's something I wish more buyers understood when they start researching master-planned communities online.
The best amenities aren't necessarily found in the community with the longest list of amenities.
They're the amenities your family will actually use.
#3 Cinco Ranch
And then we get to Cinco Ranch.
This is where the comparison gets really interesting because Cinco Ranch isn't trying to be the newest thing in Katy.
It doesn't need to be.
Cinco Ranch is one of the communities that helped make Katy what it is today.
Instead of driving through streets where every tree was recently planted and every house was built around the same time, you can find mature landscaping, established sections, different architectural styles and homes from different periods of the community's development.

You also have an enormous network of existing amenities, including pools, tennis courts, hike-and-bike trails, parks, sports fields and lakes.
But I think one of Cinco Ranch's biggest amenities might actually be everything that has grown up around it.
This is something that is really difficult to recreate in a brand-new community.
Restaurants. Grocery stores. Shopping. Doctors. Activities. Established roads. Mature trees. LaCenterra. All the little places you discover after living somewhere for years.
That's why I wouldn't automatically tell someone moving to Katy that newer is better.
Some buyers will walk into a gorgeous brand-new model home in one of the newer communities and immediately know that's what they want.
Someone else will drive through an established section of Cinco Ranch under mature trees and think:
This feels like home.
Those are two completely different buyers.
#4 Anniston
Then there is Anniston, and this one is fascinating because it is so new.
Anniston is a newer master-planned community in the Katy area, which means buyers here are getting into a community much earlier in its life cycle than they would in somewhere like Cinco Ranch.
And when I see Anniston sitting this high on the current activity list, I'm paying attention.
The community offers new construction with multiple home collections and a variety of home sizes and price points. Plans for the community include recreational amenities, a swimming pool, lakes and outdoor spaces.
And this is where buyers need to understand the tradeoff.
Getting into a newer community can mean buying while there is still a lot happening around you. Amenities may still be developing. Construction may be happening nearby. Commercial development may not yet look anything like it eventually will.
But some buyers love getting in early.
They like watching the neighborhood develop around them, they want a brand-new house, and they don't mind trading some of today's conveniences for what the community could become.
Anniston is one I would have on my radar if that describes you.
#5 Grange
And then we have Grange.
If you haven't heard much about Grange yet, that doesn't surprise me.
This is another very new Katy community, and it is ambitious.

Grange is being developed around the idea of creating more of a connected, small-town community rather than simply building another collection of subdivisions.
The community includes parks, trails, lakes, ponds and outdoor gathering spaces, with much more planned as development continues.
One of the most interesting pieces of the plan is Ricestead, which is intended to become a central gathering area for Grange with community amenities, recreation and commercial spaces.
That makes Grange another community where I would have a very specific conversation with a buyer:
Are you comfortable buying the vision?
Because when you're comparing Grange with Cinco Ranch, you're comparing two almost opposite ends of the master-planned-community timeline.
Cinco Ranch lets you see what decades of development eventually looks like.
Grange lets you get there near the beginning.
So Which of the Top Five Would I Choose?
I don't think I could answer that without knowing the buyer.
That's really the point.
Elyson would be high on my list for someone who wants newer construction but also wants substantial amenities and community infrastructure already in place.
Sunterra is hard to beat for someone who loves the idea of resort-style amenities and genuinely sees their family spending weekends at the lagoon or lazy river.
Cinco Ranch would be my choice to show someone who values an established community, mature surroundings and all of the shopping, dining and conveniences that have developed around it.
Anniston is interesting for a buyer who wants brand-new construction and likes the idea of getting into a growing community relatively early.
And Grange deserves a look from someone attracted to the vision of a new master-planned community and willing to watch that vision take shape around them.
I wouldn't decide between these five by looking at pictures of the houses online.
I'd drive them.
Drive from the neighborhood to work.
Drive to the grocery store.
Drive to where your kids spend their afternoons.
Get out of the car and walk the amenities.
And pay attention to how you feel.
Because sometimes the neighborhood with the most impressive amenity list on paper isn't the one you want to come home to every night.
A Few More Katy Neighborhoods Worth Knowing
Nottingham Country
Nottingham Country is worth exploring if you love the idea of established Katy but Cinco Ranch isn't quite what you're looking for. Mature trees, established homes and neighborhood amenities make it a very different experience from the brand-new master-planned communities farther west.

Previous buyers have chosen Nottingham Country because they want that established Katy feel, convenient access to I-10 and a neighborhood where the trees and surroundings have had decades to mature.
Winward Cove
Winward Cove is another community showing meaningful activity going into fall. For buyers, this is the kind of neighborhood I would compare based heavily on the individual house, location, tax rate, commute and what you're getting for the money rather than choosing solely because of a massive amenity package.
Sometimes that combination is exactly why a buyer chooses one neighborhood over another.
Katy Court
Katy Court is another reminder that not every buyer needs a lagoon, five pools and a massive amenity complex.
For some of my buyers, the winning neighborhood is simply the one that gives them the house, location and monthly payment that make the most sense for their family.
Firethorne
Firethorne is much more established and has long been one of the recognizable master-planned communities in the Katy area.
For buyers who want neighborhood amenities, trails and an established community but don't necessarily need their home to be brand new, the resale opportunities here can make it an interesting comparison against all of the new construction nearby.
Cane Island
Cane Island has one of the more distinctive amenity packages in Katy.

Its community spaces include pools, fitness facilities, trails, gathering areas and even an on-site restaurant. Buyers have chosen Cane Island because they want the master-planned lifestyle but also want a community that feels a little different from some of Katy's other large developments.
Tamarron
And finally, Tamarron remains another community buyers should know when searching the western side of the Katy area.
It gives buyers another master-planned option to compare against communities like Firethorne and Cane Island, especially when new construction, price, amenities and location farther west are priorities.

The goal isn't to buy where everyone else is buying. It's to figure out where you belong.
