“Which school district has the lowest property taxes?”
While schools are obviously important, many buyers are surprised to learn that school district taxes make up a significant portion of their overall property tax bill.

And when you're purchasing a home, even a small difference in tax rates can impact your monthly payment and overall buying power.
So today, I wanted to compare the tax rates of five of the most popular school districts in the Greater Houston area.

| Katy ISD | 1.1171% |
| Tomball ISD | 1.0629% |
| Conroe ISD | .9496% |
| Klein ISD | 1.0119% |
| Cypress ISD | 1.0669% |
The Winner: Conroe ISD
Of the districts on this list, Conroe ISD has the lowest school tax rate at 0.9496%.
That's one of the reasons many buyers looking to maximize affordability choose communities in Conroe ISD, including areas such as:
- The Woodlands
- The Woodlands Hills
- Grand Central Park
- Harper's Preserve
- Artavia
- Mavera
- Graystone Hills
- Jacobs Reserve
- Stewart's Forest
- Many areas of Conroe, Montgomery, and Willis
A lower school tax rate doesn't automatically mean a lower overall tax rate, but it can certainly help.
The Highest School Tax Rate: Katy ISD
Katy ISD has the highest school tax rate on this list at 1.1171%.
However, before you cross Katy off your list, remember that school taxes are only one piece of the property tax puzzle.

Many Katy neighborhoods have no MUD tax, while some newer communities have higher MUD taxes. The overall tax rate is what matters most.
Why School District Taxes Don't Tell the Whole Story
This is one of the biggest misconceptions buyers have.
Your total property tax rate is made up of several taxing authorities, including:
- School District Taxes
- County Taxes
- Municipal Utility District (MUD) Taxes
- Hospital District Taxes
- Emergency Services District Taxes
- Other Special District Taxes
Because of this, two homes in the same school district can have dramatically different overall tax rates.
In fact, I've seen neighborhoods within the same school district vary by more than 1% in total tax rate simply because one section has a newer MUD than another.
What Does This Mean for Buyers?
Let's say you're shopping for a $500,000 home.
A difference of just 1% in property taxes can mean approximately $5,000 per year, or more than $400 per month in additional housing costs.
That's why I always encourage buyers to look at:
- Home Price
- Property Taxes
- Homeowners Insurance
- HOA Fees
- Interest Rate
instead of focusing solely on purchase price.

Sometimes the home with the higher price tag actually has the lower monthly payment because of a more favorable tax rate.

Use school district tax rates as one piece of your research, but don't make your decision based on this information alone.
