I'm thrilled to share some significant developments in Houston's real estate landscape, particularly involving City Choice Group, a renowned player in our market. They've recently acquired a notable 9.4-acre land parcel along Colonial Parkway, courtesy of Medistar Corp., another Houston-based entity.
This piece of land boasts an enviable location – nestled beside Lennar Homes’ The Maddox apartment complex and opposite Bellrock Market Station apartments by Bellrock Real Estate Partners from Fort Worth. The transaction was expertly facilitated by Glenn Dickerson and Brad LyBrand from NewQuest Properties, showcasing their real estate acumen.
Here’s the exciting part: City Choice is poised to launch their second townhome endeavor in the Katy area, named Colonial Heights. Envision a sophisticated community of 91 two-story townhome duplexes, sprawled across 6.8 acres adjacent to Bellrock Market Station. While Jake Patrick, a development associate at City Choice, shared these plans, specifics regarding the commencement and timeline of the project remain under wraps.
But that's not all. Following Colonial Heights, City Choice intends to develop an additional 132 duplexes on the newly acquired land. As of now, details about the community's name, unit sizes, and pricing are still being finalized, as indicated by Patrick. Interestingly, these townhomes might also be available for rental. Security is a priority, as both communities will be gated.
Geographically, these parcels lie just outside Katy in Harris County, strategically positioned north of Interstate 10. They are in close proximity to a vibrant retail and entertainment hub, home to Katy Asian Town and other Asian-inspired shopping centers like NewQuest’s Katy Grand.
The area is also a hub for novel entertainment venues, including PopStroke, a Florida-based bar and restaurant chain with putting courses designed by Tiger Woods, and Home Run Dugout, a baseball-themed entertainment bar. Additionally, Electric Pickle, a pickleball entertainment complex, has announced plans to open a location here.
Medistar continues to play a significant role in the area's development, owning approximately 18 acres adjacent to I-10, currently marketed for sale by NewQuest. According to Dickerson, various possibilities are being explored for this parcel, likely earmarked for commercial development.
The Katy Freeway-Grand Parkway intersection, celebrating its 10th anniversary, is a testament to the area's growth. Currently, nearly 328,000 residents live within a 5-mile radius, attracted by Katy's expansion and its reputable educational institutions.
These projects mark City Choice's first foray into the Katy area. Their portfolio includes several communities within Houston's Interstate 610 Loop and a recent project in Stafford. An “urban suburban” project is also in the works in Sugar Land.
