Hi friend. Today we are going to focus on the lovely, and up and coming city, Porter TX. Porter is off I-69 and Grand Parkway 99, just south of New Caney, and north of Humble and Kingwood.
Why Porter TX?
You might be wondering why one would choose to call Porter TX home. There are lots of reasons to call Porter TX home. One of my favorite reasons, is that it is just 25 minutes northeast of Downtown Houston. You are just 25 miles southeast of The Woodlands TX.
If you lived in Porter, you would have easy access to Cracker Barrel, ShowBiz Cinemas Kingwood 14, Texas Roadhouse, H-E-B, Panda Express, Long Star College (Kingwood Campus), Kroger, Chicken Salad Chick, Kelsey-Seybold, The Union Kitchen, HCA Houston Healthcare, Second Baptist Church, and so much more.
The Best Neighborhoods in Porter TX
Today I will be sharing with you the best neighborhoods in Porter TX. When I define the best, I take into consideration, what are the best schools in the city, and I look at the most popular neighborhoods among buyers.
- Azalea District
- Cumberland Crossing
- Cumberland (Ph 1)
- River Walk
- Forest Colony
- The Highlands
- Golden Trails
- Porter Heights
- Valley Ranch
- Woodridge Forest
I want to put a little focus on my favorites, and share with you a little bit about each of them.
Azalea District is a newer neighborhood featuring homes built in the last few years. This community is located north of FM 1314 and west of I-69, allowing easy access to those major roads. $151/sqft
Cumberland, Cumberland Crossing and Cumberland Phase 1, are established neighborhoods with homes built in the early 2000s. The tax rates are around 2.6%, which is quite low compared to the new construction in the area being i the 3.3% range. The price per square foot in these two neighborhoods are very affordable, and if you are looking for one story options, Cumberland has many.
Riverwalk is one of my favorite neighborhoods in Porter. In Riverwalk you will find larger homes on large lots in the $700s and $800s. You will find some new homes in this neighborhood, and some in that were built in the last 10 years. Some of the older homes are in the $400s and $500s, and aren't quite as big. You really have a lot of variety in Riverwalk. The one compromise you are not making in here, is lot size. All homes are on large lots, and the tax rates are super low. Think 2.1%. Riverwalk is in east Porter.
The Highlands is one of my new favorites. Porter is a new construction neighborhood just south of Grand Parkway 99, east of FM 1314, and west of I-69. You will find Highland Homes constructing homes in The Highlands, and they are offering some amazing incentives right now (November and December 2021): $8000 towards closing costs and a move-in appliance package! Homes are in the high $200s, and low $300s. Newmark Homes, Ravenna Homes, Empire Communities, and Perry Homes are also building new homes in The Highlands. Construction in this neighborhood ranges $275k – $800k. Oh, and The Highlands has a community pool!

What makes The Highlands unique:
The Highlands in Porter, TX will be a 2,310-acre oasis lined with lush trees where residents can access a semi-private golf course, fitness center, tennis courts, water park, lazy river & more! Homes for sale in The Highlands | Link.
- Homes start in the $300s
- Miles of hiking, biking and nature trails
- Full-time lifestyle director & event lawn
- Tree fort & playgrounds
- Swimming holes and lakes
Valley Ranch is newer neighborhood near the intersection of Grand Parkway 99 and I-69.
Woodridge Forest is a new neighborhood north of Northpark Drive and east of I-69, just on the edge of Kingwood. The builders in this community area Westin Homes, Century Communities, and Pulte. What I love about Woodridge Forest is that they have a community pool. If you are looking for an up and coming neighborhood, this might be the one for you!

What makes Woodridge Forest unique:
- Just one mile east of Highway 59 in Porter
- 332-acre community
- Nestled in the livable forest, allowing for it to be authentically connected to nature.
- Walkability to the on-site middle school
- You can walk to the 75 miles of Kingwood Service Association (KSA) trails
- Community pool
- Splash park
- Stocked ponds
The four best elementary schools in Porter are within New Caney ISD:
- Crippin Elementary School
- Mill Elementary School
- Ranch Elementary School
- Manor Elementary School
All of the homes and neighborhoods above are zoned to one of those four schools.
My top two favorites from above are Woodridge Forest and The Highlands. They really cater to the buyers of this generation.
