Montgomery is one of those areas where I think saying, “I want to live in Montgomery,” is really only the beginning of the conversation. There are so many different versions of life out here. You can live in a huge master-planned community with pools, parks, golf and restaurants practically inside your neighborhood. You can live behind the gates of a Lake Conroe community where weekends revolve around the water and golf course. You can buy brand-new construction in an area that is just beginning to develop, or you can find acreage and a completely different pace of life.
That is why I thought the current real estate activity in Montgomery was especially interesting. As we head into fall of 2026, the five communities at the top of my list are Woodforest, Colton, Bentwater, Two Step Farm and Kresston. These aren't five versions of the same neighborhood. They represent very different reasons people are choosing Montgomery, and if I were helping you relocate here, I would want you to understand those differences before we ever started narrowing down houses.
#1 Woodforest
Woodforest sitting at the top of this list doesn't surprise me. If someone calls me wanting Montgomery but also wants the conveniences and amenities they associate with a really good master-planned community, Woodforest is almost always going to be part of that conversation.
Woodforest is huge, and one of its biggest advantages is that it has had time to become much more than a collection of houses. There is a 27-hole golf course, pools, parks, trails, tennis and pickleball, playgrounds, sports fields and community events, but there are also restaurants, businesses and everyday conveniences within the community. That is something I think buyers sometimes underestimate when they're comparing an established community to a brand-new one. Amenities are great, but being able to grab dinner or take care of something without leaving your neighborhood can change what everyday life actually feels like.

There is also a tremendous amount of variety in Woodforest. You have different sections, different builders, different ages of homes, resale and newer construction, gated sections and even Bonterra, the 55+ community within Woodforest. That gives me a lot to work with when I'm helping someone shop because two buyers can both tell me they want Woodforest and actually be looking for completely different things.
If you told me, “I like Montgomery, but I don't want to feel like I'm in the middle of nowhere,” Woodforest would probably be one of the first places I would take you. You get more of that Montgomery setting while still having a lot happening around you, and for many buyers that combination is exactly what they are trying to find.
#2 Colton
Colton is probably the name on this list that some buyers won't recognize yet, and that's exactly why I think its position is so interesting. When a newer community suddenly starts showing this much activity, I pay attention.

Colton is part of the newest wave of development happening in the Montgomery area. It is a large master-planned community being developed by Johnson Development, the same developer behind communities like Woodforest, Grand Central Park and Harvest Green. Plans call for thousands of homes across the larger development, along with parks, trails, open spaces and community amenities as it grows.
This is a completely different buying proposition from Woodforest. In Woodforest, we can drive around and see years of development. We know what mature sections look like. We can compare homes built at different times, see established amenities and understand how the commercial pieces fit into everyday life. In a community like Colton, you are much closer to the beginning.
And I actually love showing buyers communities at different stages because it helps them figure out what they are comfortable with. Some people get excited about being early. They want a brand-new house, they love touring model homes, and they like the idea of watching an entire community develop around them. Other people walk through a brand-new development and immediately realize they don't want construction around them for years.
Neither reaction is wrong. You just need to know which person you are before you buy.
#3 Bentwater
Then we get to Bentwater, and the entire conversation changes.
Bentwater is one of the communities I think of when someone tells me that Lake Conroe is actually part of the reason they are moving to Montgomery. This isn't just a neighborhood that happens to be near the lake. It is a gated golf and lake community on a peninsula surrounded by Lake Conroe, and that creates a lifestyle that is completely different from what you're getting in Woodforest or one of the newer master-planned communities.

Bentwater has three golf courses, a yacht club, marina, country club, tennis, pickleball, fitness facilities, pools and dining. Depending on the property, buyers can also find waterfront homes, golf-course homes, larger custom homes and homesites where the setting itself becomes one of the biggest reasons to buy.
This is where I would want to know what you mean when you tell me, “I want to live near Lake Conroe.” Do you just want to be close enough to enjoy the lake occasionally, or are you picturing a boat in the marina and weekends on the water? Do you golf? Do you want a gated community? Do you want a custom home? Those answers can move Bentwater from somewhere we should probably see to somewhere that might immediately belong at the top of your list.
I also think Bentwater is a great reminder that new construction isn't always what someone means when they say they want Montgomery. Sometimes what they're really looking for is lifestyle, space, water, golf and an established community that already has character.
#4 Two Step Farm
Two Step Farm is another one I think people moving into the area should know about, particularly because it represents a very different direction Montgomery is growing.
This is a newer community with an emphasis on larger homesites, open space and a lifestyle that feels more connected to the land than the traditional suburban master-planned community. For the buyer who starts telling me they want a new home but doesn't want houses packed tightly together, my ears perk up when we start talking about communities like this.

That's one of the things I love about Montgomery in general. You don't necessarily have to choose between having a beautiful new home and having some breathing room. There are opportunities here that can give you more space while still putting you inside a thoughtfully planned community.
If we had already toured Woodforest and you told me, “I like the homes and amenities, but I just want more space around me,” I would want to show you something different before you made a decision. Two Step Farm is the kind of community that can completely change someone's search once they realize another option exists.
#5 Kresston
And then there is Kresston, which is especially interesting because it also came up when we looked at Magnolia. That tells you something about this part of Greater Houston: the lines between Magnolia and Montgomery don't always matter nearly as much to a buyer as they do when we're organizing MLS data.
Kresston is another major new master-planned development, and it is very early in its story. That means buyers considering it aren't just comparing houses. They're also looking at the master plan, future amenities, roads, surrounding development and what this entire area could look like years from now.

I think there is something really exciting about getting into a community early, but I also want buyers to understand exactly what they're doing. When I take you through an established community, we can see almost everything. When I take you through a new community, part of my job becomes helping you separate what exists today from what is planned for tomorrow.
For someone who wants new construction and likes being part of the beginning of a major community, Kresston deserves a look. And because it sits in that Magnolia/Montgomery conversation, I wouldn't get overly hung up on which city name you typed into your original home search. I care much more about whether the location works for your actual life.
If You Asked Me to Choose Between the Top Five…
I couldn't do it without knowing you, and that's really what makes this particular Top 5 so useful.
If you told me you want a big, established master-planned community with amenities, conveniences and lots of different housing options, I would probably start our day in Woodforest.
If you want brand-new construction and like the idea of getting into a major community near the beginning, I would want you to see Colton.
If Lake Conroe, boating, golf and gated-community living are part of the life you're picturing, Bentwater becomes a completely different proposition from everything else on this list.
If what you're really craving is more room around you, while still wanting a newer home and a planned-community setting, I would want to explore Two Step Farm with you.
And if you are excited about new construction and the opportunity to watch a large new community develop around you, Kresston absolutely belongs in the conversation.

This is also why I don't love helping people choose neighborhoods entirely through email or by sending them links to houses. I can explain these differences to you, and I can tell you what I know, but eventually we need to get in the car. We need to drive the roads you would actually drive, see where you would buy groceries, look at how far you are from I-45, walk through the amenities, compare the lots and see what your budget actually buys in each community.
Usually, somewhere along the way, the list starts narrowing itself down.
A Few More Montgomery Neighborhoods Worth Knowing
Walden
Walden is another community I would absolutely consider if Lake Conroe is part of the reason you're looking in Montgomery. It is an established lake and golf community with a huge variety of homes, from more affordable options to waterfront properties, and buyers have access to amenities including a yacht club, marina, fitness facilities, pools, tennis, pickleball and golf. For someone who wants the Lake Conroe lifestyle but doesn't necessarily need the gated country-club environment of Bentwater, Walden is an important comparison.
Pine Lake Cove
Pine Lake Cove gives buyers another option when newer construction and affordability are higher on the priority list. It doesn't need to compete with Bentwater or Woodforest on identity because it can make sense for a completely different buyer—the person who cares more about getting the right house and monthly payment than having every imaginable amenity inside the neighborhood.
Briarley
Briarley is another newer name showing activity in Montgomery, and this is one where I would pay close attention to the individual home, builder, lot, taxes and surrounding development. When communities are newer, those details often matter more to me than simply comparing a list of amenities.
Grand Harbor
Grand Harbor is one I would show buyers looking for a more established, gated Lake Conroe-area community with larger properties and room to spread out. It offers a completely different feeling from the dense suburban neighborhoods closer to Houston, which is exactly why some people move to Montgomery in the first place.
High Meadow Estates
High Meadow Estates is another great example of the more spacious Montgomery lifestyle. Buyers have chosen it for larger homesites, custom homes and the opportunity to have more privacy while still being part of a neighborhood. If your version of Montgomery includes a bigger house, more land and fewer rooftops outside your windows, this is one I would want you to see.
Clopton Farms
Clopton Farms represents another newer option for buyers who want to be in the Montgomery area and are interested in new construction. As with the other developing communities, I would compare the house, lot, builder, taxes and location against the larger master-planned communities rather than assuming the community with the biggest amenity package is automatically the better purchase.
Waterstone on Lake Conroe
Waterstone on Lake Conroe belongs on the list for the buyer whose search keeps pulling them back toward the water. Lake access and the surrounding environment can completely outweigh the appeal of a huge master-planned amenity complex for the right person, and that's exactly why Montgomery has so many different neighborhoods worth exploring.

After looking at recent MLS activity and combining the individual sections and phases that belong to the same larger communities, here is my list going into fall:
- Woodforest
- Colton
- Bentwater
- Two Step Farm
- Kresston
- Walden
- Pine Lake Cove
- Briarley
- Grand Harbor
- High Meadow Estates
- Clopton Farms
- Waterstone on Lake Conroe
As always, I want to make one thing clear about this list: most popular does not mean best. I'm using recent real estate activity to see where buyers and sellers are active as we head into fall. That makes for an interesting snapshot of the Montgomery market, but it doesn't tell us which neighborhood is right for you.
You might tour Woodforest and immediately know you're home. You might get to Bentwater and realize the lake lifestyle was what you were looking for all along. Or we might drive through a neighborhood that isn't anywhere on this list and suddenly everything else gets crossed off.
That's the fun part.
