Johnson Development Corp. has embarked on the development of two luxury home sections within its expansive 2,046-acre Grand Central Park community located in Conroe.
The first section, titled Deer Lake Estates, is set to feature 16 premium homes sited on 6 acres, forming part of the 70-acre South Village of the community. Renowned Houston-based builders, J. Patrick Homes and Jamestown Estate Homes, will construct these residences, offering custom designs. Prospective homeowners can anticipate properties on 75- and 80-foot lots, with sizes beginning at 3,400 square feet and prices starting in the $750,000 range.
The Deer Lake Estates will be nestled beside the scenic 12-acre Deer Lake, equipped with amenities like a kayak launch, fishing dock, hammock haven, outdoor games area, pavilion, and a generous open lawn space.
Bob Douglas, the senior vice president at Johnson Development and the general manager of Grand Central Park, forecasts the initiation of construction for the first homes around July.
Another luxurious home section is in the pipeline, occupying 11 acres opposite Town Park Drive. It will feature 30 70-foot lots, with the same esteemed builders in charge. The plans for this section are currently under review by the city of Conroe, and its lot deliveries are projected for later this year. Douglas highlights that many of these lots will offer picturesque views of the evergreen wooded landscapes, with some homes overlooking Deer Lake.
Residents will have the luxury of living within walking distance from other community lakes and the 13-acre Lake House amenity complex. This center boasts facilities like a fitness center, resort-style pool, event space, pavilion, and a patio offering panoramic lake views.
Grand Central Park's history is notable, having transformed land previously owned by the Boy Scouts of America. Since its inception in 2013, the community has been dedicated to preserving vast portions of its natural landscape. Currently, the community is home to roughly 1,000 homes and over 2,500 residents. In the next couple of years, it’s anticipated to host around 1,600 homes.
Adding to its allure, Grand Central Park boasts townhomes, two apartment complexes, and a bustling 112-acre shopping arena, the 336 Marketplace. This commercial zone features popular brands like Kroger, Dick’s Sporting Goods, Starbucks, and Whataburger, to name a few.
Another commercial gem is the City Central, which is near South Village and overlooks I-45. It hosts Sam Houston State University’s College of Osteopathic Medicine and the upcoming 10.5-acre Marcel Boulevard mixed-use district. With eateries like Voodoo Grille and Mezze #1 Mediterranean Eatery & Bar already in operation, food enthusiasts can also look forward to Camila’s Tex-Mexi-Que and Tuscany Italian Grill. Moreover, the 250-room Hyatt Regency Conroe Hotel and Convention Center is slated for a June launch, with 15 acres of additional retail spaces under development.
Ending on a high note, Johnson Development Corp., one of Houston’s leading developers, continues to create landmark communities. Notably, three of its master-planned communities were featured in RCLCO’s 2022 top 50 list. With future projects in Magnolia and outside Katy, the developer shows no signs of slowing down.
