Houston continues to shine in the spotlight of master-planned communities, securing an impressive 14 spots on RCLCO’s latest list of top-selling developments. In the first half of this year alone, these communities accounted for over a quarter of sales among the nation's top 50 master-planned communities, marking a significant achievement.
Among these, Sunterra, a sprawling 2,300-acre community in Katy developed by Starwood Land, clinched the third position with a remarkable 669 home sales. Bridgeland, masterminded by The Howard Hughes Corp. in Cypress, secured the sixth spot with 511 home sales through June 2023.
The bigger picture shows that the top 50 communities are experiencing positive sales growth this year, with a 7% increase compared to the same period last year. This is a notable rebound considering the challenges faced by the new housing market in 2022 due to supply chain disruptions and limited inventories.
Karl Pischke, principal at RCLCO, highlighted that master-planned communities continue to be a sanctuary for consumers amid rising interest rates, elevated prices, and economic uncertainty. While concerns about high interest rates and affordability persist, optimism for sales growth in the second half of the year prevails.
In the Greater Houston area, nearly all communities witnessed positive sales growth in the first half of 2023, except for a 9% decline in home sales in Elyson, Katy, a development by Brookfield Properties. The top-selling Houston communities posted impressive double-digit growth, led by Caldwell Ranch, a D.R. Horton project, with a staggering 94% increase. It's worth noting that Jordan Ranch, another Johnson Development Corp. creation, saw the most significant percentage growth among Houston's top communities last year, at 40%, as reported in RCLCO's 2022 midyear list.
The Lone Star State holds its own in the national arena, with Texas accounting for 38% of sales in ranked communities, second only to Florida, which represents 41%. However, Texas leads in the number of master-planned communities featured in the top 50, with 22 compared to Florida's 17.
While The Villages, an age-restricted community in Central Florida, maintains its position as the top master-planned community, Lakewood Ranch, a vast development outside Sarasota, Florida, claims the second spot overall and the first among communities for all age groups, boasting 1,227 home sales so far this year.

- Sienna (Missouri City) by Johnson Development Corp./Toll Bros. — No. 24 with 328 sales, up 39%
- Tavola (New Caney) by Friendswood Development Co. — No. 26 with 316 sales, up 24%
- Baytown Crossings (Baytown) by Friendswood Development Co. — No. 27 with 306 sales (change N/A)
- Meridiana (Iowa Colony) by Rise Communities — No. 33 with 290 sales, up 23%
- Sierra Vista/Sterling Lakes (Iowa Colony) by Land Tejas/Starwood Land — No. 39 with 244 sales, up 39%
- Cane Island (Katy) by Rise Communities — No. 43 with 228 sales, up 51%
- Elyson (Katy) by Brookfield Properties — No. 44 with 224 sales, down 9%
- Jordan Ranch (Fulshear) by Johnson Development Corp. — No. 47 with 218 sales, up 6%
These communities continue to shape Houston's dynamic real estate landscape, offering diverse choices for prospective homeowners.
