“Kindness is giving hope to those who think they are all alone in this world. Kindness is seeing the best in others when they cannot see it in themselves. Kindness is something anyone can give without losing anything. Kindness is not what you do, but who you are.”
-RAKtivist
Good evening friend. I have a lot on my heart this month. More than I will share, but two big things come to mind.I have seen a lot of people treat others without respect lately, and it is something I just don't understand. I teach my children a couple of simple concepts, one, “Treat people better than they deserve.”, and two, “Be the nicest person in every room.”. Everything I am preaching to the little ones is pretty simple, and I pray more can just learn to be the bigger person.
We have a lot of big decisions on our plate these days. If you know me well, or if you have been following the Jo & Co. YouTube channel, you might know that we bought 11 acres a year ago to build the brand new Jo & Co. office upon. Our interest rate is doubling next month, and our mortgage payment is almost tripling, so we are thinking about selling the land.
We made some huge changes in our business a year ago. We made some mistakes, and we have felt a lot of growing pains. We just finished undoing so much of what we built. But we have learned so much. No regrets. I think I learned so much because that must be what your thirties are for.
I learned it is okay to have standards. I learned red flags are red flags. I learned “keeping your head down” is the best way to get ahead. I learned when you are ahead, the smartest thing you can do is stay ahead. And I am really excited to take all of this, and more, into the year with me.
So what does this mean for Jo & Co.? It means we are running lean and mean. It means we have no distractions. And to put it all out there and honestly, we don't have any numerical goals for 2023. We are trusting God knows what we need. We are acknowledging that we don't have control over how many families we get to help, but we are arms wide open, and so excited to help locals sell and out-of-townees relocate.
Trusting the one above.

I wanted to share with you the community of Marvida, one of the last neighborhoods I have sold a home within. See all the homes for sale in Marvida here. (Other recently sold neighborhoods include Woodforest, Bentwater, Memorial Northwest, The Woodlands Hills, and Lake Windcrest.)
Marvida is a pocket of paradise for adventurous families who want it all, including innovative home designs, premium amenities and unparalleled value. Marvida’s stellar location speeds you to Katy, the Energy Corridor and Downtown Houston via the Grand Parkway and Highway 290. Gold-standard Cypress-Fairbanks ISD challenges students to excel.
(The video I am sharing with you below was something I made for a client of mine, that showcases the community, and the area surrounding Marvida. It is very casual and showcases how I help families and individuals virtually learn about our suburbs.)
Boasting access to the outstanding amenities available at sister communities Miramesa and Canyon Lakes West, Marvida offers active families their choice of four parks for the kids, three clubhouses where you can meet up with friends, three gorgeous pools, three state-of-the-art workout facilities, two tennis courts, a basketball court and a dog park for your furry friend.
Marvida's nationally recognized builders have been carefully selected for their innovative floor plans, elevations, exceptional features and superior customer service so you always love coming home. There is a number of builders which include, Chesmar Homes, KB Homes, Gehan Homes, Westin, and Perry Homes, and that is just to name a few!

I also wanted to share our newest listing. This beautifully updated home is located in the sought-after neighborhood of Imperial Oaks.
Tasteful choices throughout bring a modern rustic feel to the interior while maintaining the original colonial ranch exterior. Covered outdoor space in both the front and backyard makes this home great for entertaining. This home is move-in ready and a must-see if you love the feeling of being in an established neighborhood, with highly rated schools, amenities galore, and easy access to the rest of Spring, The Woodlands, and major highways that take you right into Houston.

We did some crazy in-depth market updates this month that you can find by clicking this link. That research is how we compiled the list above. What we calculated and focused on was how much equity growth did the northwest Houston suburbian neighborhoods have, and we shared the top 10 with you.
Here is a little recap on what the MOVE Index is. The main thing to remember is that it is our in-house rating system to answer the question, yet go beyond answering, “Is it a buyers' market or a sellers' market?”
The MOVE Index incorporates the current interest rates, housing affordability index (median-priced income / median-priced home), consumer price index, producing price index, sold data, active date, accumulative days on market, list price to sales price ratio, and equity gain year over year. At Jo & Co., we know how important it is for us to stay knowledgeable about the market.
Now for what you have been waiting for, what does Jo & Co. rate our current market using the MOVE Index?
Now for what you have been waiting for, what does Jo & Co. rate our current market using the MOVE Index?
M – 5.5 = A six is just above the baselines (historic values used) for HAI and interest rates. This shows that there is no reason to avoid buying, but not the most optimal time in regard to interest rates and affordability.
O – 4 = This score represents the absolute baseline for a fair price of goods. The producer side has just recently dropped to a reasonable rate.
V – 9 and 9, so 9 = This means that the prices and inventory are starting to benefit buyers. Keep in mind, any neighborhood with low inventory, will still see homes selling fast at and above asking price, if it is a “Chip and Joanna” move in ready home.
E – 3 and 8.5 so 6 = In many neighborhoods, the numbers show one of the worst equity gains year over year since 2008, but we still get back to a near baseline number since the cost of living in Houston is fantastic in comparison to the rest of the country.
So if we average these four numbers, we get a score of 6.0. We are seeing similar numbers to late January again, but with an upside for buyers. With an over 14% increase in sales over the last month and less than a 1% increase in price month over month, we are seeing an excellent time for buyers to present fairly stingy offers. If you can buy down a rate, or stomach the current rates until you can refi, the market is very favorable. We are also seeing a lot of reductions and incentives for new home sales as well, which we think will start to tail off near summer.
And don't forget, that every other week, we publish market updates for 27 different neighborhoods and 19 different zip codes. You can always access those, by clicking this link.
I really really hope you are having a wonderful week, and thank you so much for subscribing and reading our newsletter. You can always read back issues over on our blog by clicking this link.
Before I let you go, I wanted to share with you a new quote I heard this week, “The good news is that every morning we have the choice; not to be controlled by circumstances nor our past but by purposely designing our day, hence our lives better. Not to react to life but to respond with love.” – Bernard Kelvin Clive
And if you are looking for a new low-calorie Starbucks drink, my favorite is a “brown sugar shaken espresso with coconut milk instead of oat milk”. If you try it, let me know what you think! Love y'all.
