Good evening sweet friend, and can you believe it is already March? Writing these letters to you each month is quickly becoming not only one of my favorite things to do but also one of the most challenging things I have ever done. Any of y'all that know me well, know I am no stranger to opening up, but there is something about putting it to “paper” for thousands to read, that creates a little bit of anxiety because it is so important to me to say the right things the right way. I want to share my life, my city, and a little real estate with y'all.
I have learned a lot in the past 8 years, but I have learned the most in the last 9 months. I really believe that you need to feel like you have nothing to realize you have everything and more. (Good ol' thirties, Lol.) The value I put on my life and my life experiences, and the importance I have put on my relationship with God, in the last few months, will be awareness obtained that I will always treasure.
Besides my crazy obsession with God, my husband, my kids, pickleball, and yes, real estate, the desire to “help people” keeps burning hotter and hotter each day. I have never really cared how I “help” people, but I do know, selling homes with my feet on the pavement isn't a forever thing, but as long as it is, won't you come along with me?
So let's jump into how real estate is going for us at Jo & Co. We have sold (some are still pending) six new construction homes in the last 30 days, plus we have four active listings, two pending, and four coming soon listings! And what I am even more excited about, are all the new families that I get to welcome to Texas in the next 3 months. Y'all know who you are, and I am so excited to share our suburbs with you.

What I wanted to share with you are some amazing deals from the last neighborhood I sold a home within, Audubon. See all the homes for sale in Audubon here.
Audubon is a neighborhood on the northwest corner of Tomball, which is actually Magnolia. It is east of downtown Magnolia, and west of The Woodlands. The deals that are being offered in Audubon are phenomenal. You will find Anglia Homes, Devon Street Homes, Drees Custom Homes, Empire Communities, and Perry Homes building in Audubon right now.
Audubon might just be the master-planned community you have been looking for. The community is being developed by the same developer of Harper's Preserve, the amenities are going to be beautiful and out of this world, upon completion, there will be 4000 homes, and all three of the schools are B-rated.

Here is a little recap on what the MOVE Index is. The main thing to remember is that it is our in-house rating system to answer the question, yet go beyond answering, “Is it a buyers' market or a sellers' market?”
The MOVE Index incorporates the current interest rates, housing affordability index (median-priced income / median-priced home), consumer price index, producing price index, sold data, active date, accumulative days on market, list price to sales price ratio, and equity gain year over year. At Jo & Co., we know how important it is for us to stay knowledgeable about the market.
Now for what you have been waiting for, what does Jo & Co. rate our current market using the MOVE Index?
Now for what you have been waiting for, what does Jo & Co. rate our current market using the MOVE Index?
M – 5.5 = A six is just above the baselines (historic values used) for HAI and interest rates. This shows that there is no reason to avoid buying, but not the most optimal time in regard to interest rates and affordability.
O – 4 = This score represents the absolute baseline for a fair price of goods. The producer side has just recently dropped to a reasonable rate.
V – 9 and 9, so 9 = This means that the prices and inventory are starting to benefit buyers. Keep in mind, any neighborhood with low inventory, will still see homes selling fast at and above asking price, if it is a “Chip and Joanna” move in ready home.
E – 3 and 8.5 so 6 = In many neighborhoods, the numbers show one of the worst equity gains year over year since 2008, but we still get back to a near baseline number since the cost of living in Houston is fantastic in comparison to the rest of the country.
So if we average these four numbers, we get a score of 6.0. We are seeing similar numbers to late January again, but with an upside for buyers. With an over 14% increase in sales over the last month and less than a 1% increase in price month over month, we are seeing an excellent time for buyers to present fairly stingy offers. If you can buy down a rate, or stomach the current rates until you can refi, the market is very favorable. We are also seeing a lot of reductions and incentives for new home sales as well, which we think will start to tail off near summer.
