Hi friend. If you are new around you, you might not know this about me, but I love research, and I love numbers. So today I am bringing you a brand new blog post where I focus on the master planned communities of the Houston Suburbs. I did a similar blog post at the end of February/beginning of March, where I showcased the 40 Hottest Real Estate Markets in 2021. This data includes the communities inside of Houston, where my new data only includes masterplanned communities outside of “the loop”, which is I-610. (Bypasses I-10, hence the name 610.)
The coolest thing about having these two different sets of data, is being able to compare numbers. I want to show you a side by side for how much the market has changed from November 23rd – February 23rd (3 month time span) to June 15th -September 15th (3 month time span). Those percentages are intense. Bentwater in Montgomery (on Lake Conroe), Gleannloch Farms in Klein (aka Spring, TX 77379), and Elyson in Katy saw the largest increases in equity and value. After comparing, you will see the average sales price in The Woodlands jumped from $598,000 to $655,861, in Cinco Ranch the amount of homes doubled, and so much more can be learned from the data.

Now for the promised information. Below you will see all the recent numbers. Something that might jump out at you is the drop in median days on market. If you are considering a relocation to the Houston Suburbs, the list below might be a starting point for you. Every area has it pluses and minuses. So feel free to reach out to me, so we can brainstorm what area might be best for you.
The Woodlands was named the Best Place in America according to Niche.com, and it also houses 7 fortune 500 companies. Imperial Oaks and Gleannloch Farms are affordable and established neighborhoods with easy access to the northside of Houston. Cinco Ranch, Bridgeland, and The Woodlands are known for their schools. Kingwood is known for its affordability. Sienna is a great option if you must commute into town. Woodforest and Cross Creek Ranch are great options for folks wanting to live on the edge of a major city (The Woodlands and Katy). Fairfield is a wonderful option if looking for an established neighborhood in Cypress. Fairfield, Towne Lake, Long Meadow Farms, and Bridgeland are great options for a commute to the Galleria or Midtown. Firethorne, Aliana, Elyson, Grand Lakes, and Cinco Ranch are wonderful options if considering Katy. Balmoral is also a great option for commuting into Downtown. Bentwater is a top pick if you want to live on the lake and enjoy that country club lifestyle. Harmony and Imperial Oaks are great options if needing to commute to the airport often.
