Hi y'all!
Guess what!? We are officially out of the option period, and we came out of it in a really amazing place. I used my preferred lender, shout-out to Robert Ariza, we ordered a expedited appraisal, and it successfully came back during the option period.. So the great news starts with, the home actually did appraise!! The appraiser used a couple homes that are quite a bit larger than the home we are purchasing, ones I wouldn't normally consider comps, and the home appraised exactly on the price we are purchasing it for! Second great piece of news, is that we negotiated some fixer upper money (which ends up being closing cost assistance). There are so many updates we can't wait to begin on. I plan on documenting the remodel.
So we are on track to close in less than three weeks, and I want to tell you a little bit more about the home. It is just a couple streets away from Downtown Conroe. You know, where the court house is. It is across the street from the elementary school and intermediate school, which means, hello traffic, aka visibility. I think it is a fantastic location. It is also surrounded by law offices, and other businesses. I am really hoping this is the start of something new and great and grand. I have yearned so badly to own my own office space. I want to throw parties, learn to refinish hardwood floors, shiplap a room, and pick out granite.
To not admit I am a little scared would be a bit dishonest, because I am nervous and scared. Venturing out to Conroe, will be crazy new territory for me. I spent a year establishing myself and my knowledge in the Spring/Klein area, then another year-ish in The Woodlands, and now I feel ready to tackle Conroe and Montgomery. Conroe is amazing. According to the U.S. Census Bureau, Conroe is/was the fastest growing in the nation last year with a population increase of 7.8%. That is a growth rate 11 times higher than the national average!
AND According to the Houston Chronicle, Montgomery County netted more than 19,700 residents between July 2015 and July 2016. New developments/subdivisions include: Grand Central Park, a 2,046-acre master-planned community being built on the city's south side, on the former Camp Strake Boy Scouts property. There's the new 5,400-home community, Woodlands Hills, by The Woodlands Development going up on the north side of Conroe.
Other neighborhoods with brand new homes include: Arbor Place, Barton Creek Ranch, Barton Woods, Briar Grove, Canyon Creek, Cayden Creek, Cedar Woods, Chase Run, Deer Trail, Fosters Ridge, Graystone Hills, Harper's Preserve, Hills of Westlake, Jacobs Reserve, Ladera Creek, Lake Conroe Hills, Laurel Ridge, Meadow Glen, Meadows at Imperial Oaks, Montgomery Creek Ranch, Royal Forest, Shadow Lake Forest, Stewarts Forest, Stillwater, The Woods of Conroe, Villas at White Oak Ranch, and Water Crest on Lake Conroe. Ha ha.. The REALTOR® in me totally got off track, but yes, all signs point to Conroe being a perfect place to call home for my business and office. The truth is, The Woodlands is expensive. Well commercially it is too expensive. Just to get a comparable piece of land, yes just land, we are looking at 300k-500k. Commercial real estate prices do not cater to small business owners who want to purchase something to call their own. And the crazy independent, almost always have worked for herself or family, entrepreneur in me, wants to own.
I want the control of being able to turn up my music, and not worry about the tenant below me. I want to invest in amazing floors without knowing I will leave them behind in 12-24 months. I want to pay my monthly “payment” without the fear of my rent increasing each year, for a reason fueled by greediness. I don't want to pay someone else's portion of an electricity bill. I honestly do that think this is too much to ask for. I think Conroe has to offer everything I need. It is a community with heritage and history. It is a community where I can make a name for myself. I am fired up y'all.
So here I sit, waiting to turn the page, to begin the next chapter of my life. Well, we sit here. My family and I. My business and I. I am excited to have you here with me. Please stay tuned for the next update. Hopefully it will be one with keys in hand.
