Hi y’all. Today is Tuesday and that means a Tomball neighborhood market update will be live today! The neighborhood I decided to focus on today is Albury Trails Estates. This neighborhood is just east of Hufsmith-Kohrville and north of Grand Parkway 99. It offers the convenience of Downtown Tomball (right on the edge of it), with easy access to major highways.
As you can see above, there are currently 18 active homes in Albury Trail Estates, and 7 homes are about to close. In 2016, 15 homes sold, and if those 7 pending homes sell before the end of the year, the total sales for 2017 (10+7+? will pass that of 2016, so that is great news. For the neighborhood, the inventory is high, but I still feel like the neighborhood is strong, considering 7 homes are pending!
The scattergram above is telling the story for the last 12 months of sells, and the current inventory of homes. Some other good news I noticed when looking at all the data I computed, was that the average sales price is up $2000 compared to last year, and the average days on the market is down from 176 to 110. Don’t let this number scare you if you are thinking bout selling. Most of the homes are selling well under 100 days, and with the right photography and marketing, I would estimate you could sell well under 60 days.
