With fall before us, this is typically the time when real estate starts to slow down, but after a slower-than-anticipated summer, I have a feeling the fall of 2026 could still have a few surprises left for us. So let's take a look at the neighborhoods that have seen the most real estate activity over the last couple of weeks and what that might tell us about the fall market in Tomball, TX.
And the neighborhood sitting at the top of that list is Amira.
I don't live in Amira, so I can't give you the same kind of personal love letter I can give you about my own neighborhood, but I have spent a lot of time selling the neighborhoods and communities throughout northwest Houston. And when I look at Amira, I can understand why buyers continue to choose it. I personally have had a lot of buyers call it home!

One of the first things I love about Amira is that it has an identity.
Before Amira was a neighborhood, this land was home to the DeShazer Ranch, known for its Egyptian Arabian horses. Instead of completely erasing that history when the community was developed, Amira incorporated pieces of it into the neighborhood. You can still see that equestrian influence throughout the community today, even in names like Pony Park, Preakness Pond, Reinwood Lake, and Derby Dog Park.
I think details like that matter. They give a newer neighborhood a little bit of character and history that can sometimes be hard to find in new construction.
Amira is a 554-acre master-planned community, but what probably stands out most when you first start researching it is The Resort at Amira. The amenity complex includes a 7,000-square-foot clubhouse, fitness room, yoga studio, children's reading nook, resort-style pool with separate areas for adults and children, an event lawn, playground, and lake views.
Beyond The Resort, there are walking trails, five lakes, pickleball courts, a dog park, additional play areas, and plenty of outdoor spaces throughout the neighborhood.
In other words, Amira is another one of those communities where you aren't simply buying a house. A large part of what you are buying into is the lifestyle surrounding it.
Location is another reason I think Amira makes sense for a lot of buyers. The neighborhood is just north of the Grand Parkway off Mueschke Road, which puts residents in an interesting spot between Tomball, Cypress, and The Woodlands. You aren't right in the middle of any one of them, but you have relatively easy access to all three.
That can be especially attractive to someone who likes the Tomball area but still wants access to the shopping, restaurants, employment centers, and amenities spread throughout northwest Houston.
Amira is also zoned to Tomball ISD, something that brings quite a few buyers to this part of the Houston suburbs in the first place.
Another thing worth mentioning about Amira in 2026 is that it isn't a brand-new community where everything is still just a rendering or a promise. Much of the neighborhood and its amenities are already established, while buyers can still find new-construction opportunities. Current new homes are being offered by Beazer Homes and Perry Homes, giving buyers the opportunity to compare new construction with resale homes within the same community.

And that is actually a stage of development I really like for buyers.
You can drive through the neighborhood. You can see the amenities. You can see how the landscaping is maturing. You can see what the streets and homes actually look like. And at the same time, there are still opportunities to purchase something new.
Of course, Amira isn't going to be the right answer for everyone.
Some buyers want acreage. Some want to be closer to Downtown Tomball. Some want an older neighborhood with larger trees and established homes. Others want new construction, amenities, trails, pools, and a community where a lot of their everyday life can happen close to home.
That's why I never think the goal should be finding the “best neighborhood in Tomball.”
The goal is finding the best neighborhood for you.
And judging by the real estate activity we're seeing as we head into fall, Amira is certainly getting the attention of buyers right now.
Okay, enough about Amira. There are plenty of other neighborhoods getting attention in Tomball, including one that is technically part of a place most people don't immediately think of when they hear Tomball: The Woodlands.
