Houston's suburban new-build market is setting remarkable trends, emerging as a frontrunner in the United States for sales in master-planned communities. This information comes from an analysis by RCLCO, a prominent residential real estate consultancy.

In a striking show of dominance, 12 master-planned communities in the Houston area secured spots on the national top 50 list for best-selling communities in 2023. Collectively, these communities achieved nearly 8,300 home sales last year, as per RCLCO's reports.

The rising interest in these master-planned communities in Houston reflects the challenges homebuyers face in finding reasonably priced homes in the existing market. In response, homebuilders are introducing incentives such as lower mortgage rates and contributions to closing costs, notes Cameron Pawelek, a principal at RCLCO.

Pawelek further elaborates, “Houston's new housing market is showing exceptional strength, driven by a vigorous economy and favorable demographic changes. Unlike the existing home market, which is struggling with limited inventory, new homebuilders are now able to offer homes for the first time in several years.”

Despite a downturn in the overall market, with a 12% drop in sales and a flattening of home prices in 2023, Houston-area developers are investing in amenities and infrastructure to boost sales.

Leading the charge in the Houston region last year was the Sunterra community in Katy, ranking third nationally in RCLCO's list. Its sales skyrocketed by 63%, with Land Tejas/Starwood Land selling 1,293 homes. The Bridgeland community in Cypress, developed by Howard Hughes, also made it to the top five nationally with a 74% increase in sales, totaling 985 homes.

Additional communities in the top 50 list include Marvida in Cypress, Tammaron in Katy, Baytown Crossing in Baytown, Caldwell Ranch in Rosharon, Breckenridge Forest in Spring, Sienna in Missouri City, Tavola in New Caney, Meridiana in Rosharon, Elyson in Katy, and Jordan Ranch in Fulshear.

Marvida, Cypress: Located in the rapidly growing area of Cypress, Marvida is known for its beautiful landscapes and family-friendly atmosphere. This neighborhood boasts modern amenities like a 3,000-square-foot clubhouse, pool, playground, dog park, and tennis & sand volleyball courts. Residents also have access to the amenities at both Stone Gate & Canyon Lakes West, which include a luxury clubhouse, junior Olympic-size pool & toddler splash pool, exercise facilities, and various sports courts.  In addition, the area is renowned for its excellent schools and close proximity to shopping and dining options.

Tamarron, Katy: This is one of Katy’s newest master-planned communities, Tamarron features over 4,000 new construction homes. Residents here can enjoy the awesome amenities park resembles a small resort, with a spacious clubhouse with space for club meetings and events. Outside are two separate pools, one is a lap pool with 7 lanes and the other is a resort-style pool with a two-story dual slide, as well as a fantastic splash park equipped with a big dump bucket, children's slides and water cannons, and a large playground

Caldwell Ranch, Rosharon: This is a peaceful community surrounded by natural beauty. It's known for spacious homes and large lots, offering residents a sense of privacy and space. The area is close to outdoor recreational activities and has easy access to nearby cities for work or leisure.

Breckenridge Forest, Spring: This neighborhood in Spring is a gem for families, offering a safe, friendly environment with plenty of green spaces. Breckenridge Forest features amenities like a community pool, parks, and walking trails. It's close to excellent schools and shopping centers, making it a convenient choice for residents.

Sienna, Missouri City: Sienna is a master-planned community in Missouri City known for its luxurious amenities and beautiful landscapes. The neighborhood boasts water parks and resort-style pools, an impressive 18-hole golf course, horse stables, a 160-acre sports park, and miles of hiking trails. Also, residents can enjoy the Sienna Golf Club + Grille, Sienna Stables, Camp Sienna Sports Park, Club Sienna, and the Sawmill Lake Club is the social hub of the community. In addition, there are full-time recreation staff members who keep the social calendar packed with opportunities to connect with the community!

Tavola, New Caney: Located in New Caney, Tavola is a serene neighborhood offering a retreat from the hustle and bustle of city life. Amenities in this community include a recreation center with a pool, a park with a unique zip line and clubhouse, additional interactive pocket parks, and miles of scenic wooded greenbelt trails that will wind throughout the community. Tavola also has a baseball field, soccer field, and serene lakes and ponds. Tavola is located in the New Caney Independent School District.

Meridiana, Rosharon: There are several reasons why people may choose to live in Meridiana. Meridiana offers a master-planned community with a variety of amenities, including a fitness center, community pool, and multiple parks and playgrounds. Its convenient location between Pearland and Sugarland provides residents with easy access to job opportunities in these cities while enjoying a quieter lifestyle.

Elyson, Katy: This is set to be one of the premier master-planned communities in the Houston area. Elyson is a 3,642-acre community and plans to devote more than 750 acres to parks, trails, lakes, recreation centers, and natural open spaces. The amenities here include a beach entry swimming pool, splash park, fitness center,  game room, parks, a playground, walking and biking trails, tennis courts, an event lawn where there's community events & movie nights, sports field. They also have an on-site restaurant, The Elyson Cafe, with amazing food & drinks.

Jordan Ranch, Fulshear: Jordan Ranch, is a charming neighborhood located in Brookshire, right on the edge of Katy, Texas. This master-planned community boasts a range of amenities, including a resort-style pool with a lazy river, interactive parks, Sunset Farm, playgrounds, walking trails, a fitness center, an event lawn, tennis courts, and soccer fields.
