A vast 581-acre residential area on Lake Houston's eastern edge is gearing up to unveil its inaugural model homes.
Meritage Homes, headquartered in Scottsdale, Arizona, has readied the infrastructure and plots for its 241-acre segment of Sundance Cove on Foley Road. They anticipate launching three showcase homes by the end of this summer.
The master plan for Sundance Cove is being orchestrated by Clay Road 628 Development LP, a collaboration between veteran developers Ronnie Matthews and Perry Senn. Senn mentions that the Cove will have space for approximately 1,900 residences.
Having acquired 101 acres and with another 140 acres in the pipeline with Clay Road, Meritage Homes began its construction phase early last year, with an ambitious goal of erecting over 1,000 homes.
Meritage has three distinct home designs on offer. The Traditional Series, set on 40-by-120-foot plots, will have a starting price in the early $200,000s. The Premier Series, on 45-foot plots, will begin in the mid-$200,000s. Lastly, the Classic Series, with residences on 50-foot plots, will range from the upper $200,000s to the $300,000s.
Prospective homeowners can expect a variety of 24 floor plans, both single and double-storied, spanning 1,287 to 2,991 square feet. These homes will boast island kitchens adorned with granite tops, stylish backsplashes, and premium cabinets, along with pendant lights, entertainment rooms, and sheltered patios.
Promoting affordability, Meritage's homes are part of the “Live.Now” initiative, aiming to reduce monthly mortgage burdens.
Additionally, these homes will incorporate features that are both energy-efficient and cost-effective, like spray-foam insulation, eco-friendly appliances, on-demand water heaters, energy-conserving windows, and advanced air filtration systems.
By summer 2025, Meritage plans to roll out amenities like walking paths, a pool, a splash zone, a recreational hub, and promises effortless access to Lake Houston's leisure activities.
Clay Road is currently in talks with “multiple builders” for the leftover 340 acres, as shared by Senn. The grand plan for the community also encompasses retail spaces.
In the early months of 2021, Matthews and Senn acquired the land, taking over Sundance Cove's developmental blueprint from Madison/Foley LLC, a partnership between Rick Wilkerson from Madison Development LLC in California and Michael Bolin and John White from Texas's White & Bolin Construction Inc. The community's conception was first publicized in 2016 by Madison/Foley.
Situated within the jurisdiction of the Crosby Independent School District, Sundance Cove is just one among several upcoming residential projects in the vicinity.
As of the previous December, Crosby ISD had 25 existing or upcoming residential sectors, totaling almost 2,400 future homes, excluding Sundance Cove, as per Zonda, a real estate analytics firm.
The Crosby ISD, after a recent demographic analysis, estimated a surge of over 7,000 homes and 10,000 students in the coming ten years, as reported by the Houston Chronicle last November.
This expansion isn't limited to Crosby. Especially post the inauguration of the eastern segment of the Grand Parkway, developers are progressively venturing from Lake Houston to the quaint towns of Dayton and Mont Belvieu. Both towns foresee a two to threefold population growth in the upcoming years.
With plenty of undeveloped land still available in east Houston, many long-term landholders are considering selling, given the rapid appreciation in property values, as noted by local agents.
On a side note, Meritage Homes is actively constructing in 24 communities around Houston, as per their official site. In 2021, they announced several new projects, including a massive 865-home community at Lake Conroe and others in Tomball, Conroe, Texas City, and near Cinco Ranch.
