The Sugar Land-rooted developer, Ashton Gray, secured this promising plot of land in the final stretch of 2021. Shaun Vembutty, the commanding voice of the company, shares ambitious visions of 2,450 state-of-the-art homes, educational institutions under the esteemed Angleton Independent School District banner, and a bustling commercial hub all set against the backdrop of the arterial State Highway 288.
Home aspirants can anticipate a diverse array of living spaces, ranging from cozy 1,400 sq. ft. homes to sprawling 3,000 sq. ft. residences. The variety is further accentuated by possible townhome inclusions, all priced competitively between the low $300,000s and the $400,000s.
Expertise from Bellaire's Quiddity, as the land engineer, coupled with the legal prowess of Houston's Allen Boone Humphries Robinson LLP, promises a seamless journey. The residential playground is in its nascent stages with potential homebuilders being scouted.
With a phased development approach, the initial phase is all set to unfurl 1,200 lots spanning 500 acres by the year's end. Yet, it's not merely about residences. Over 200 acres have been meticulously earmarked for recreational avenues—think nature preserves, trail systems spanning 8 miles, a cutting-edge recreation center, and pools that cater to both leisure and fitness enthusiasts.
Brimming with potential, once near completion, the city of Angleton will officially annex Ashland. Meanwhile, backroom talks with Brazoria County and the Texas Department of Transportation are in progress, hoping to bring to fruition the Highway 288 frontage roads.
Angleton's Mayor, Jason Perez, dreams of a centerpiece—a town center-like architecture that will serve as the “front door of the community.”
Ashland's introduction could be a watershed moment for Angleton, bringing an influx of 7,000 residents to a town that has seen modest growth in the last two decades. And with Highway 288 offering a swift 40-50 minute conduit to downtown Houston, the city is undoubtedly on every developer's radar.
While Ashton Gray is pioneering this change, the wind carries whispers of more master-planned communities on the horizon. Discussions with residential giants like Brenham's Behrens Land Group and the previously-interested Signorelli Co. highlight the region's escalating allure.
Brazoria County's growth, evident in communities like Pearland and Manvel, was bound to ripple into Angleton, once the “small bedroom community.” Mayor Perez aptly concludes, “And now it's our turn.”
