Caldwell Communities has initiated the construction of a grand amenity complex worth over $20 million in its vast 2,300-acre development, The Highlands, located in Montgomery County. This exciting addition, named Discovery Cove, will span across 20 acres and will be unveiled in phases.
In the maiden phase, residents can expect a water park complete with naturalistic pools, towering slides, a lazy river dotted with coves and grottos, splash areas, and more. Adding to the mix are tennis and pickleball courts, an expansive event lawn, pavilions, recreation fields, and a central structure housing a gym and community gathering spots.
Peter Barnhart, Caldwell Communities' president, remarked, “Discovery Cove encapsulates all the quintessential elements of a modern amenity center. Our design and offerings stem from insights and learnings accumulated over our long history of developing amenity centers.”
The construction process is being managed internally by Caldwell. Although Barnhart chose not to disclose the architect's name, he did confirm that the water park section of Discovery Cove is set to welcome visitors by next summer. The next phase will introduce the fitness center, while the third phase's inclusions will be influenced by resident feedback and preferences.
Reflecting on this phased approach, Barnhart emphasized, “Our goal is to attune our amenities to the community's evolving needs. Based on usage patterns, we'll be able to expand on popular facilities or introduce new ones that cater to emerging demands.”
Initiated in 2020, The Highlands, strategically positioned between Spring and New Caney along the Grand Parkway, was officially inaugurated in 2021. With over 400 families already settled in and close to 500 sales logged, the community envisions accommodating 3,500 to 4,000 homes at its peak capacity.
Prospective homeowners can choose from 13 distinguished builders, with homes sizes ranging from 1,600 to 5,000+ square feet, priced between $360,000 to over $1 million.
Apart from these forthcoming amenities, The Highlands offers a golf course, walking trails stretching for miles, recreational lakes, and a plethora of community events steered by a lifestyle director. Additionally, the community will soon house the Highlands Elementary School, set to open for the 2025-26 academic year.
Highlighting Caldwell's other notable communities, they have Towne Lake, Bridlecreek, and Willowcreek Ranch under their belt. Furthermore, Chambers Creek, an active-adult community, and Lehman Park with an 18-hole putting course, both saw launches recently.
The firm's multifamily ventures also include the Lakeview Lofts near Towne Lake, Thomas Park Lofts in College Station, and Cadence Creek at Gosling, designed specifically for residents aged 55 and above. Another addition, Cadence Creek at Towne Lake, featuring both apartments and cottage homes, is slated for a September opening.
