Lakeview, the sprawling acreage-home community in Waller County, has officially commenced home sales, marking a significant milestone just 14 months after its initial groundbreaking.
This impressive 1,160-acre master-planned community, strategically located at FM 362 and Hebert Road, right in the heart of the Katy Prairie, is the brainchild of Prairie Legacy Partners, in collaboration with the locally-rooted development experts at Rooted Development.
In its initial phase, Lakeview will feature 107 homes spread over approximately 200 acres. As of now, builders have initiated construction on seven of these homes, with another eight slated to begin within the next three weeks. While most of these homes are model and spec residences, it's worth noting that three homes have already been pre-purchased. According to Kirk Pfeffer, President of Prairie Legacy Partners, eager homeowners can anticipate their first move-ins as early as October.
Lakeview offers prospective buyers a choice from four reputable homebuilders, each presenting an array of one- and two-story estate homes, set on generous 1- to 2-acre lots:
- David Weekley Homes boasts an impressive selection of 10 distinct floor plans, ranging in price from the $480,000s and offering spacious living areas spanning 2,564 to 4,646 square feet.
- K. Hovnanian enters the scene with eight elegant designs, starting at prices in the $490,000s and featuring homes spanning from 2,811 to 4,044 square feet.
- Jamestown Estate Homes showcases nine splendid designs, each with living spaces spanning from 3,037 to 5,481 square feet, priced from the $800,000s.
- Sitterle Homes offers an enticing array of nine floor plans, ranging from 2,998 to 4,302 square feet and starting from the $620,000s.
What sets Lakeview apart in today's real estate market is its commitment to spaciousness, as Peter Houghton, Principal of Rooted Development, aptly observes, “It is very unusual in this market to see homesites up to 2 acres — even up to a single acre — in a master-planned community. We’re excited to bring something new to the market, especially in this region where most master-planned communities feature much smaller lots.”
Lakeview has been thoughtfully designed to encourage outdoor living. Residents can look forward to several parks and artificial lakes, including a central 45-acre lake stocked for catch-and-release fishing. Additionally, a central park complete with a playground and community gathering space is currently under construction.
The next phase of development will encompass 60 1-acre homesites, according to Pfeffer. When fully realized, Lakeview, as currently envisioned, will house approximately 900 homes, including some on half-acre lots.
While the immediate plan spans 1,160 acres, the long-term vision extends to a total of 2,760 acres, as revealed by Pfeffer. Remarkably, the Pfeffer family has been stewards of this land for over half a century.
Lakeview falls within the Waller Independent School District and enjoys a central location between Waller, situated at U.S. Highway 290 to the north, and Brookshire, located at Interstate 10 to the south. It is conveniently located about 15 miles west of the Grand Parkway.
This region is currently abuzz with residential development activities. The Pfeffer family, in a separate venture, recently sold 282 acres at the southeast corner of FM 362 and Hebert Road to Houston-based Gamal Enterprises. Gamal Enterprises has plans for an 838-home community in this area, marking its third planned community in the vicinity.
Further west in Katy, other notable communities are also in the works, such as Bluestem, a 365-acre master-planned community by The Woodlands-based Signorelli Co.; an unnamed 1,146-acre, 2,800-home community on Morton Road at FM 2855 by Houston-based Johnson Development Corp. and Plow Realty; and La Segarra, a planned 658-home community on 215 acres on Gassner Lane near FM 362 by The Woodlands-based Bold Fox Development.
Notably, Houston-based Land Tejas is actively developing Sunterra, a 1,039-acre community set to feature a Crystal Lagoon and 2,200 homes at build-out.
