The renowned Houston-rooted Johnson Development Corp. is rolling out its newest masterpiece — the Jubilee community.
Situated on a sprawling 1,622 acres in Hockley, right south of Highway 290 and in close proximity to the Grand Parkway, Jubilee promises a vivid community landscape. Upon its culmination, Jubilee is projected to feature a staggering 4,900 homes, parks stretching across almost 30 acres, and over 270 acres dedicated to lush green spaces and serene waterways.
June Tang, the Vice President and General Manager of Jubilee, passionately remarked, “Everything about Jubilee is being crafted with profound intention. Whether it's the intricate design of our streets, the diverse amenities, our carefully chosen home designs, or the comprehensive lifestyle opportunities — we're deeply committed to promoting holistic wellness and enriching the lives of our residents.”
The inaugural phase of Jubilee promises 491 diverse homesites, ranging from 40-foot to 60-foot lots. This phase is also set to feature a model home park with eight distinct designs. Johnson Development is poised to share more details about builders and pricing soon, with home sales anticipated to kick off in the coming year.
Furthermore, 2024 will see the initiation of the community's amenity center, the design specifics of which are currently being refined.
Haley Peck, Jubilee's Marketing Director, expressed, “We're meticulously examining every nuance, whether minor or majestic, to ensure Jubilee stands as a beacon of happiness. Our goal is to craft a community that uplifts its residents, promoting a life of wellness and joy. The very essence of Jubilee is encapsulated in its name — a celebration of the joy and happiness it aims to offer.”
Back in 2017, Johnson Development acquired this promising piece of land from Houston's Rockspring, who had originally promoted it as the perfect site for a pioneering community in the northwest corridor. Johnson Development then spent three years formulating their vision before presenting their general plan in October 2020, and eventually announcing Jubilee’s introductory details in October 2021.
Adding another feather to their cap, Johnson Development revealed a partnership with Newport Beach's IHP Capital Partners in November 2022. This collaboration aims to cultivate a 1,400-acre community in Montgomery County, promising up to 3,700 homes, both single-family residences and townhomes. They anticipate to inaugurate this unnamed community by spring 2025.
Presently, Johnson Development is at the helm of 19 thriving communities across 47,500 acres. Out of these, the lion's share — 15 communities — are nestled in the Houston vicinity, two are located in Dallas-Fort Worth, one in Austin, and another in Atlanta. The potential these communities hold is immense, with permissions to raise over 80,000 residential units and an astounding 16.7 million square feet of commercial and retail zones, as the company affirms.
On a local note, Johnson Development's gems like Cross Creek Ranch, Woodforest, and Sienna (in collaboration with Toll Brothers Inc.) have been recognized as some of the best-selling master-planned communities in 2022 by esteemed consultants RCLCO Real Estate Consulting and John Burns Real Estate Consulting.
