The expansive 1,730-acre community, The Grand Prairie, is sprouting up in Hockley, nestled just south of U.S. Highway 290 in the northwest expanse of Harris County.
Houston's renowned Concourse Development announces that the initial phase of The Grand Prairie will be ready for home sales by autumn, following the completion of lot provisions by summer's end. This phase boasts 481 single-family homes set on expansive 40- to 60-foot lots. The list of builders reads like the who's who of housing: Perry Homes, Westin Homes, Village Builders, Sitterle Homes, and David Weekley Homes.
With prices ranging between the low $300,000s and $600,000s, Harry Masterson, the co-founder of Concourse, expresses confidence in the allure of The Grand Prairie. In the upcoming years, possibly a decade or so, the community will expand its horizon to as many as 6,000 homes. Furthermore, it proudly sits within the jurisdiction of the Waller Independent School District.
Nature enthusiasts will be thrilled to know that the community will feature 450 acres of lush parks, serene waterways, and 4 miles of winding trails in its inaugural phase. Leisure amenities will consist of a sprawling 6,700-square-foot open-air pavilion, refreshing swimming pools, and family-friendly splash pads, all masterfully designed by San Antonio's Overland Partners, with Clark Condon from Houston curating the landscape.
However, the crown jewel of this development is undoubtedly its 70-acre detention lake—a visionary pilot initiative by the Harris County Flood Control District. This revolutionary concept stems from an intention to address the flooding concerns of Cypress Creek. The approach is a fruitful result of a 2020 study by the flood control district, which favored collaboration with landowners for flood mitigation over constructing another reservoir in the Houston vicinity.
In building this community, Concourse, alongside equity partner Maquina Holdings from Houston, procured the essential land tracts—positioned to the west of the colossal 1,622-acre development, Jubilee, by Johnson Development—through acquisitions in 2019 and 2020.
Gary Bezemek from the Harris County Flood Control District elaborated on their collaborative journey with Concourse: “We joined hands right from the inception of their vision and site planning, ensuring a harmonious partnership throughout.”
September 2021 witnessed the Harris County Commissioners Court allocating $10 million to the project. Now, Concourse proudly announces the successful completion of the detention basin excavation. Masterson expressed his enthusiasm: “Collaborating enables us to create something magnificent for the community—far beyond what we could have achieved alone.”
Residents and visitors alike can enjoy the scenic parklands encircling the lake, easily accessible from Betka Road.
However, with the accelerated residential boom in areas like the Katy Prairie, concerns from environmentalists and flood control aficionados are rising, despite flood mitigation measures in place for new projects.
In light of these challenges, the Harris County Flood Control District remains proactive, exploring partnerships with landowners and builders throughout the county. Bezemek adds, “This strategy can be a game-changer everywhere, fostering collaboration with landowners to minimize runoff, negating the need for colossal projects and detention sites.”
For Concourse, The Grand Prairie isn't their sole venture. Another thriving community, Windrose Green, spreads over 154 acres in Brazoria County's Angleton. As Masterson candidly puts it, “We're on the hunt for more opportunities, aiming to enhance our portfolio in both community and industrial sectors.”
