Hi friend! I am so excited you found our little corner of the Interwebs. In today's post I will be featuring four of my favorite suburbs, which also happen to be cities or “areas”, north of Houston, Texas.
When looking at all the sold data for 2020, these four cities, boasted the largest lots. I analyzed The Woodlands (the master planned community), Tomball, Katy, Cypress, Spring (excludes Spring ISD), Klein (only includes Klein ISD), Magnolia, Conroe, Kingwood, and Montgomery. So from largest to smallest..
The Top 4 Cities in North Houston that Boast the Largest Lots
1. Magnolia, Texas
If you are looking for your piece of Texas, you will find just that in Magnolia. Montgomery county as a whole, with Magnolia being at the heart of it, you will find all the land you could ever want and more. Magnolia is pure beauty. There you can find acreage estates within perfectly planned communities. What is so cool about Magnolia, is its close proximity to The Woodlands, meaning you don't have to go without. Magnolia and Montgomery are the two “most expensive her square foot” areas of North Houston, but that is only because you are also paying for the large lots. For anyone looking to get away from city life, but not too far away, Magnolia is the number one choice among locals! My favorite neighborhoods include Thousand Oaks, Sendera Ranch, Sendera Lake Estates, Ranchos Los Encinos, Lake Windcrest, Indigo Ranch, Indigo Lake Estates, High Meadow Ranch, Crown Ranch, and Ascot Farms. 2. Montgomery, Texas
Montgomery has so much to offer to everyone, including one of the top school districts in the area. Like Tomball ISD, Montgomery ISD, is small in size and Montomgery ISD also boasts all the top awards and designations. Montgomery, with its close proximity to Lake Conroe, is another place where someone can “have their cake and eat it too”. Do keep in mind, all four of these cities bump right up next to one another, with Montgomery being the farthest north and Tomball being the farthest south. If you are looking to call Montgomery home, be sure to check out: Crown Oaks, Grand Harbor, Grand Lake Estates, High Meadow Estates, Montgomery Trace, and Ridgelake Shores. 3. Conroe, Texas
Conroe is a pretty large area that includes most of Lake Conroe. Conroe (and Tomball) boasts one of the best locations, with its easy access to I-45. Conroe is most loved because of its amazing school district, which has fueled it to become “the fastest growing city in the United States”. Amazing neighborhoods within Conroe that boast larger lots include: Teaswood, White Oak Estates, Silverstone, Red Oak Ranch, Lake Creek Forest, Barton Woods, Crighton Woods / Crighton Ridge, Carriage Hills, Longmire Creek Estates, Dominion Ridge, and Deer Trail / Dear Trail Two. You really can't go wrong with any of these four cities on this list, but it is important to note that Conroe and Tomball are the least expensive when looking at average price per square foot. 4. Tomball, Texas
If needing to be close to the city, Tomball would be my top pick. It has close proximity to two major highways: Grand Parkway 99 and Highway 249, which now heads farther north, to College Station. Tomball also boasts a small school district with amazing ratings. If I were to personally move right now away from Spring, I would most likely pick Tomball. There are some amazing equestrian focused neighborhoods, the proximity to shopping and dining is amazing, and I adore the school system. My favorite neighborhoods with 1/2 acre and larger lots, within Tomball include: Willowcreek Ranch, Waterstone Estates, Timberlake Village, Spring Creek Estates, Holly Creek, Haven Lake Estates, and Champion Lakes Estates. I would also like to note that Magnolia, Conroe, and Montomgery fall within Montgomery County, and Tomball falls within Harris County.

Which area has the most options?
As of January 2021, both Tomball and Conroe have 16 active home options with lots 1/2 acre and larger, Magnolia has 36, and Montgomery has 23. What is awesome about all four of these areas, is that they have all experienced very little issues with flooding. I honestly don't think you can go wrong with any of the four areas. Most of the time, you boils down to proxmity to work and play, budget, and what exactly you want in a home. When I have clients looking in these areas, they usually find the home, but sometimes, they find the neighborhood first, and wait for the perfect home to come on the market. 🙂
