Where to buy a (single family) rental property..
‘Location location location', isn't just something one should make a top priority when purchasing a home for oneself, but also insanely important when looking for a potential rental property. I think the number one thing that drives a good location, is its proximity to the rest of the community, and what schools are zoned to that home. Below I am going to list my favorite neighborhoods to consider when purchasing a home in the north Houston suburbs.

Key factors for locating a good property:
Potential rental lease price / Leased price per square foot is over $1 a square foot
Property has a recently replaced roof and/or air conditioning unit. Property has no foundation, a/c, or roof issues.
Property is zoned to an award winning high school or elementary school. I focus on A and B rated schools.
Low tax rate or low tax assessed value.
Little to no carpet. Carpet in the bedrooms is okay!
Homes with granite counter tops and existing appliances are smart buys.
Avoid flooded homes, and ones within the 100-year flood plain.
If trying to pick between two homes:
How to pick one over the other..
A rated schools before B or C rated schools
Newer home over older home
Newer roof or newer a/c over older
4 bedrooms over 3 bedrooms
Larger square footage over small square footage (usually)
Nicer backyard over plain backyard
Back patio over no back patio
Higher potential rent over lower potential rent
Lower tax rate over higher tax rate
Lower HOA fee over higher HOA fee
