The five hottest Houston real estate markets are Katy, Cypress, Sugar Land, Spring, and Richmond. Inside of Spring you will find The Woodlands Township, which has now been voted two years in a row as the “Best Place to Live in America” by Niche.com. In today's market update, we will be focusing on The Woodlands.
In the last week, 29 Homes sold, with 25 homes selling at or above asking price. The big winner of the week was 20 Green Bough Court with a sale price almost 20% over the asking price. So if you are living in Grogans Mill, this would be a great time to list with a favorable comparable in your corner.
There are 71 active homes in The Woodlands with 17 of those homes hitting the market this week. While we have 160 pending homes in the Woodlands, of which 34 changed to a pending status this week.
The average DOM for homes sold in the last 30 days is 17, which is very deceiving. When you dig a bit deeper you'll find that the median was 4 days. What does that mean? Well basically there are a bunch of old listings that sat on the market and are skewing the numbers. Based on these numbers there is a 69% chance that an active home this week will be gone next week. Crazy right!
But let's take it a step further. If you take the homes that have sold like we did before, but only look at homes that have been listed in the last 2 months we can weed out the bad apples. With this search criteria there is a 100% chance, or I guess a certainty that the active home you like this week will be gone this time next week. Mind blowing!
