Hi friend. In this video I am share with you what we are doing over at Jo & Co. to help you win those multiple offer situations. I recorded 9 videos in between house showings. I hope you don't mind, but I recorded them in my car. 🙂
How we craft winning offers at Jo & Co.
1. The offer starts before we leave the showing and sometimes before we even see the home.
2. The first offer needs to be the strongest.
3. Have high option period cost and/or low days.
4. Buyer cover the cost of the title and don't ask for a home warranty credit.
5. You waive your right to terminate if the house does not appraise.
6. The secret sauce is in the very clean and complete offers including the email I send that presents the offer.
7. It helps that I am very active in the market. Having a relationship with the other agents is a huge asset.
8. Using a local lender for your pre-approval and financing is huge.
9. Bonus: If you reassure that you wont ask for minor repairs.
Huge: No option period.
Biggest: Cash
